History

A development by Alfa Realty, a São Paulo high-end developer, Mondrian was delivered in 2015 on Rua Cayowaá, in the residential pocket of Perdizes that the postal service still calls Sumaré. The design is the opposite of the densification that took over the region: a large plot — 3,625 m² — occupied by a single tower, with only two apartments per floor, and the rest of the lot given over to the landscaped path linking the entrance gate to the tower’s front door. The name comes from the Dutch painter Piet Mondrian, and the façade responds in kind: an asymmetrical composition, a balance of solids and voids, off-white tones with bronze details.

  • Concept: low density on a large plot — 42 families across twenty-four floors, with the ground returned to landscaping rather than to the site coverage ratio.
  • Curiosities: the developer credits the same office for both the architectural design and the interiors of the common areas — the design of the shell and of the interior were born of the same hand. The access garden, signed by Roberto Riscala, is treated as part of the programme, not as leftover setback.

Architecture and aesthetics

A single tower, ground floor plus twenty-four storeys, two apartments per floor. Patricia Anastassiadis‘s design starts from a New York reference — verticality, façade rhythm, sober materiality — and resolves it in an elegantly asymmetrical composition: the volumes are not mirrored, and the reading of the building changes with the angle of the street. The palette is restrained: off-white on the main panels, bronze in the details and window frames, with no supporting colour. Roberto Riscala‘s landscaping begins before the entrance gate and leads the resident through a green walk to the tower — a solution that turns the distance between the gate and the lift into programme, not corridor.

Perdizes: the address

Perdizes is the neighbourhood where São Paulo’s upper middle class settled to stay: traditional schools, PUC-SP, sloped streets, dense tree cover and a neighbourhood commerce that never turned into a strip. Rua Cayowaá cuts through the heart of Sumaré — the flatter, more enclosed part of the neighbourhood, which the postal service registers with its own postcode and which residents treat as a separate address. From here one easily reaches Avenida Pompeia, Vila Madalena and the cultural axis of Água Branca, without inheriting the traffic of any of them. It is a neighbourhood that appreciates through consolidation, not new launches: the stock of large plots ran out before the last generation of development.
