A little over twenty years of green inner-neighbourhood infill and a long-standing partnership with a single architecture firm: the developer that turned "living is an act of style" into a method.
Who it is
Alfa Realty is a São Paulo developer founded in September 2002 by Eudoxios Anastassiadis, who still runs it today. It specialised in high-end residential in the city’s leafiest neighbourhoods — Alto de Pinheiros, Higienópolis and the Jardins — and has accumulated more than fifty developments.
The story begins with a pair: Île de la Cité and Île de Soleil, built side by side on one of the shortest streets in Higienópolis, Rua Minas Gerais. The first earned the company the 2006 Prêmio Master Imobiliário, in the residential development category, and became the founding milestone the company itself cites in its manifesto. Later came the Master awards of 2010 (Office Garden), 2015 (Autoria) and 2019 (Melhoramentos Retrofit), as well as the America Property Awards in 2016-2017 (Bothanica Alto de Pinheiros) and 2017-2018 (Reserva Alto de Pinheiros).
The most constant trait of the house is an architecture partnership: Anastassiadis Arquitetos, by Patricia Anastassiadis, signs much of the portfolio — and Alfa’s director of new business, Oliver Gorham, was a partner and director at the firm for seven years before crossing the table.
Product vision
- Positioning: high-end residential in three declared formats — town houses (houses in a gated community), inner-neighbourhood buildings on calm, tree-lined streets, and the Noon line, aimed at income and rental.
- Differentiators: the “ALFA Proportion”, a sought-after balance between the chic and the sober; an obsessive choice of land before product; the recurring signature of Anastassiadis Arquitetos, which gives visual coherence to a two-decade portfolio; and a declared preference for green neighbourhoods over densification corridors.
