History
Sabel Pacaembu was born from a 1,291.78 m² plot that until the end of the 2000s held eight low-rise buildings — the row of houses and townhouses that the 2007 municipal aerial survey still records there, none more than nine metres tall. The permit approving the new building was issued on 11 October 2008, in the name of Sabel Incorporadora e Administradora, with execution authorised on 9 May 2009 and the works in the hands of Labat Construtora e Incorporadora. Completion was in 2012. The name joins the developer to the geographical landmark: the building stands on the side of Perdizes that faces Pacaembu.
- Concept: one apartment per floor with a private social hall, on a Perdizes block that until then was made up of houses and small buildings.
- Trivia: the building carries the name of its own developer, and the pair that built it — Sabel developing, Labat building — signed together a string of addresses across São Paulo, from Santana to Paraíso, taking in Santa Cecília along the way. Another detail that rarely appears in a residential building: the generator does not cover only the common areas, it also serves the apartments.
Architecture and aesthetics
A single tower, twenty-four floors, 9,227.81 m² of built area on a plot of just under 1,300 m² — a slender, vertical arrangement typical of the early-2010s Perdizes crop. The design is by Israel Rewin, credited as author across all three stages of the municipal process, from 2008 to 2012. Privacy is solved in the plan, not the façade: with only one unit per floor, the lift opens onto a private social hall, the floor plan occupies the whole slab, and the suites get a balcony and open views on every side. The units combine a four-room living area integrated with a glazed terrace and a restaurant-scale kitchen with a built-in barbecue.

Perdizes: the address
Perdizes is the neighbourhood São Paulo built to stay. Rua Capitão Messias is a two-hundred-metre side street between Traipu and Doutor Cândido Espinheira, on the stretch where Perdizes borders Pacaembu and low-rise housing still dominates the landscape — which guarantees the building open views on almost every side. It is an address for life on foot: traditional schools, PUC and FAAP a few minutes away, Feira do Pacaembu on Saturdays, and the Line 4-Yellow underground at Estação PUC-Cardoso de Almeida and Estação FAAP-Pacaembu stations. On the other side, the ring roads and Barra Funda take care of the car. The neighbourhood has never depended on fashion: it has established street-level shops, mature trees and a demand for large floor space that local supply almost never keeps up with.
