History

Especiale Perdizes was developed and built by Even and delivered in March 2010, on a 1,614 m² plot on Rua Doutor Franco da Rocha, between Rua Doutor Homem de Melo and Rua João Ramalho. The architectural design is by Königsberger Vannucchi, a long-standing partnership with the developer — the same duo signs other addresses of the house in the archive —, and the landscaping is by Renata Tilli. The decision organising the building is the simplest and the most expensive: one apartment per floor. Even itself sold it that way, plainly, in its list of highlights: one per floor.

  • Concept: one apartment per floor with 236 m² and four suites, in a neighbourhood where a whole slab per family was never the rule.
  • Curiosities: the building was born with two pools — a lap pool and a children’s pool —, plus a sun deck and sauna, on a plot of just over sixteen hundred square metres; and the ground-floor decoration had a named author, Roberto Negrete, at a time when almost no developer credited the lobby. The plot area declared by Even, 1,614.00 m², matches the 1,615 m² the City registers for the tax lot — a rare coincidence between sales material and public records.

Architecture and aesthetics

A single tower, with a single apartment per floor. The standard floor plan occupies the entire slab: 236 m² with four suites, a living room opening onto three or more spaces, a guest bathroom, an equipped kitchen, a laundry area and a staff bedroom with bathroom — and two large terraces integrated into the living room, facing the city view. It is the approach Königsberger Vannucchi repeats in the buildings it makes for Even: a lean vertical volume, a rational floor plan and leisure resolved at the base without consuming the plot. Perdizes: the address

Perdizes is one of the few central São Paulo neighbourhoods where the street still belongs to those who live on it: tree-lined, with small-scale shops, without a through-traffic corridor cutting across its core. Rua Doutor Franco da Rocha sits in that core, between Rua Doutor Homem de Melo and Rua João Ramalho, on a block the City registers lot by lot as condominium — and a few blocks from Parque da Água Branca, which the developer itself used as a neighbourhood reference. What sustains the address are institutions, not shopfronts: PUC-SP, Colégio Santa Cruz, the network of theatres and the Allianz Parque. Estação PUC-Cardoso de Almeida and the Sumaré and Pacaembu avenues handle the route to the rest of the city without needing to cross downtown.
