History
The Etoile was built on a 2,250 m² plot on Rua Campevas, on the stretch that descends from Rua Cardoso de Almeida towards Avenida Sumaré, and was completed in 2007. It is a single tower, with large floor plans and a leisure programme that development practice of the time normally reserved for larger plots. The launch record of the brokerage that marketed the building credits the work to Paulo Mauro — the builder and developer headquartered in Perdizes itself, responsible for a good part of the neighbourhood’s residential stock since the 1950s —, but the attribution did not find confirmation in an independent second source and, for that reason, is not credited here.
- Concept: a 218 m² floor plan entirely resolved into suites — four of them — with five parking spaces and a balcony, on a residential street closed in by trees.
- Curiosities: the standard floor plan was born with four suites, and a good part of the units in circulation have had one of them converted to enlarge the living room, which gains four areas. It is the same apartment read in two ways: those who want a large home keep the four; those who want a large living room give one up. The building was also born with a generator serving the units, an uncommon feature in the 2007 crop.
Architecture and aesthetics
A single tower, tall for the standard of the street — the units in circulation reach the 19th floor, and the view, on those floors, is panoramic over the west side. The layout on a 2,250 m² plot is what explains the rest: there is room left over for leisure, and the building was able to reserve a court, two pools and a communal courtyard without compressing the tower. The interiors of the units have been redone over the two decades — there are apartments with a gas fireplace and a gourmet terrace with deck, the result of renovation and not of the original design. The architectural authorship is not publicly documented and, for that reason, is not attributed here.

Perdizes: the address
Perdizes is the neighbourhood that the west side built for itself: genuinely residential, tree-lined, with a hill, street-level shops and a neighbourhood life that survived verticalisation. Rua Campevas sits at the heart of that fabric — wide enough to take large buildings, narrow enough not to become a through-road. Around it, what anchors the address are institutions, not storefronts: PUC-SP a few blocks away, Colégio Santa Cruz, Parque da Água Branca, the Allianz Parque stadium and the network of theatres that made Perdizes one of the city’s cultural addresses. Estação PUC-Cardoso de Almeida and Avenida Sumaré settle the way out to the rest of São Paulo, and Avenida Paulista is a few minutes away by car. It is a neighbourhood that gains value through permanence: those who arrive, stay.
