History

Casa’Alba is by J-VMi, the house that brings development and architecture under the same roof and which, in this archive, already accounts for HAY Itaimi and OBY Itaimi. The construction is by R. Yazbeki; the architecture is by Vicente Montanoi; the interiors are by Melina Romanoi; the landscaping is by Cardim Arquiteturai, the office of native biodiversity. The operation has Brio Investimentos as an equity partner.

The concept has a name of its own: the suspended house. Each unit was designed to reproduce the experience of living in an independent residence — privacy, acoustic comfort and integration with green areas — within the design of a vertical building. And the vocabulary the developer uses to explain itself is that of quiet luxury: sophistication without ostentation, functional and quiet spaces, an urban refuge in the heart of Jardim Américai.

J-VMi states an expected completion of 2028; the year is not fixed here while the construction remains ongoing.

• Concept: the suspended house — wide spans, generous openings, cross ventilation and balconies that expand the relationship between interior and exterior.
• Trivia: architecture, interiors, landscaping and lighting design were conceived as a single, cohesive project, rather than as layers contracted in series. The landscaping functions as a transitional element, permeating the accesses, the hall, the leisure areas and the planters of the units themselves.

Architecture and aesthetics

The materiality follows contemporary, discreet lines, with neutral and timeless finishes. There are sixteen residences in a single tower, with sizes from 239 to 449 m², four suites and three or four parking spaces, and 4,350.62 m² of built area. The gesture that defines the building is the planter: the greenery from Cardim Arquiteturai is not concentrated on the ground floor, but rises up the façade and enters the units — the same grammar Vicente Montanoi has been practising in the boutique buildings of Itaimi and Vila Nova Conceiçãoi.

Jardim América: the address

Alameda Francai runs parallel to Rua Oscar Freirei and Alameda Lorena, in the stretch of the Jardinsi where the city trades the avenue for the tree-lined alameda — and it is one of those addresses that maps and the market describe with different names: the postal service registers number 615 under Jardim Paulistai, the market sells it as Jardim Américai, and everyone, in the end, says Jardins. The surroundings are the same in all three cases: designer shops and fine dining within walking distance, the preserved townhouses of Jardim Américai just below, Rua Estados Unidosi and Alameda Gabriel Monteiro da Silvai a few blocks away, Hospital Sírio-Libanêsi and Avenida Paulistai on the other side. It is the most established square metre in the city, and what it offers is not novelty — it is permanence.
