Maison Marie

History

Maison Marie is the work of Zaboi, a builder and developer that has worked for decades within a radius of a few blocks in the Jardinsi and names its buildings after women: Danielle, Giselle, Helena, Josephine, Madeleine, Victoria. Here the collection gained Marie. The plot measures 1,236.94 m² — modest for the footage standard it received — and the design decision was to spend it in depth, not in number: a single apartment per floor, from the first to the last. The design is by Itamar Berezini; the landscaping, by Martha Gaviãoi. Zaboi presents the building as ready to move into, but does not publish the delivery date, and market records are split between 2019 and January 2020 — for that reason the year is not fixed here.

• Concept: privacy achieved through the floor plan, not through scale — one apartment per floor, with a private lobby, on a plot of just over a thousand square metres.
• Curiosities: it is a collection sibling to Maison Gisellei, Maison Helenai, Maison Josephinei and Maison Madeleinei — Zaboi‘s Maison line, all of it contained within the Jardinsi. The building was born with a generator, a heating system, acoustic treatment, automation infrastructure and an electric-car charging point, items that in the late 2010s were still not standard practice in the neighbourhood.

Architecture and aesthetics

A contemporary line signed by Itamar Berezini, who resolves the building through the repetition of a single floor: the façade is the sum of twenty identical slabs, and the gesture lies in the duplex penthouse that closes the tower. Landscaping by Martha Gaviãoi.

Jardim América: the address

Jardim Américai is São Paulo’s first garden neighbourhood and remains the benchmark by which the others are measured: blocks laid out in the early twentieth century, generous setbacks, protected tree cover and a height restriction that kept the scale low while the city rose around it. Rua José Maria Lisboai runs through the dense stretch of the neighbourhood, a few minutes from Rua Oscar Freirei, Colégio Dante Alighierii and Club Athletico Paulistanoi — shops, school and club within walking distance, which in São Paulo’s high end is a rare asset.
