Atelier Casa Branca

History

The Atelier Casa Branca occupies a single tower in the heart of the Jardins, with just one apartment per floor across 12 storeys, on Alameda Casa Branca. The building underwent a full retrofit, completed in 2019, that repositioned it as a high-end property — hence the name “Atelier”. It brings together floor plans of ~250 m² up to a duplex penthouse of 449 m² with 3 suites, a few steps from Oscar Freire and Shopping Cidade Jardim.

Architecture and aesthetics

A single twelve-storey tower, one apartment per slab, set well back on the plot: between the pavement and the lobby runs a wide landscaped setback, which is the garden-neighbourhood requirement turned into façade. The uninterrupted floor plan, with no neighbour on the landing, was also what made the full retrofit completed in 2019 feasible — window frames, finishes and common areas could be redone without the structure needing to be touched. The authorship of the architectural design, both of the original building and of the renovation, is not publicly documented and is therefore not attributed here.

Jardim América: the address

Jardim Américai was the country’s first garden neighbourhood: the Companhia City subdivided the land in the early twentieth century over the layout of the English urban planner Barry Parker, with large plots, tree-lined streets and houses required to be set back from the pavement. It is this last rule that still governs Alameda Casa Brancai — each plot gives up a strip of garden to the street, and the sum of those strips is the wide pavement and closed tree canopy that you cross here. Around number 1100 the lane already runs flat and strictly residential, with the buildings repeating the setback that once belonged to houses; it is also the stretch where the Thursday market sets up on the street itself, less than a block away. Colégio Assunçãoi and Jardim Pamplona Shoppingi are steps away, and Trianoni is a walk away.
