History
Delivered in November 1995 by Elias Victor Nigri, Coral Bay belongs to the collection that practically wrote the vertical high-end history of Higienópolis. The builder, better known in the market by the acronym CEVN, has more than forty years in business and a collection of dozens of buildings concentrated in the same handful of neighbourhoods — Palazzo Reale, Edifício Dorchester, Castel Del Monte, Chateau de Bagnols, Villa Florentine, Maison Giverny and Cipriani are among its portfolio neighbours, and Castelbianco, in Pacaembu, and Dante Alighieri, in the Jardins, come from the same house. Within this output, Coral Bay is part of a small family named after the sea: Green Bay and Bay Five were born in the same neighbourhood, under the same signature.
- Concept: a whole floor plate per family on a 2,799 m² plot — twenty-five flats across twenty-six storeys, each with its own private storage room.
- Trivia: the penthouse occupies the last two floors, the 25th and 26th, and is almost double the standard flat: 856 m² private area against 436 m², with 1,476 m² total area and seven parking spaces. The building was built with a car wash station in the third basement level, a rare amenity for the 1990s generation.
Architecture and aesthetics
A single tower, twenty-six storeys, one flat per floor. As in the rest of the builder’s lineage in Higienópolis, privacy is not resolved by a façade device, but by the layout: with only one unit per floor plate, the lift opens onto the family’s own hall, the floor plan occupies the whole storey and there is no shared wall or ventilation shaft between neighbours. Social circulation is served by two lifts, with a third service lift on an independent route. The archive in circulation describes the standard floor plans with a multi-area living room facing the terrace and a balcony off every en-suite — the gesture that orients the tower towards the open view over Pacaembu. The authorship of the architectural project is not publicly documented and, for that reason, is not attributed here.

Higienópolis: the address
Higienópolis is the neighbourhood where São Paulo settled on living well before it knew the city would grow the other way — and never reversed the decision. Rua Bahia runs through the strictly residential core, between Paulista and Avenida Angélica, in a fabric of tree-lined streets where the modern buildings of the 1950s and 1960s sit alongside the large-format towers that came later. Around it are Parque Buenos Aires, Shopping Pátio Higienópolis, FAAP, Mackenzie and the row of traditional colleges that make the neighbourhood the address of families who choose a school before choosing a home; Hospital Sírio-Libanês and Avenida Paulista are on the other side of Consolação. It is an address that does not depend on novelty: the street grid, street-level shops and tree cover have been settled for decades, and whatever land was left is already built on.
