Helenita

History

Helenita was born in 1962, on the block of Rua Piauí that already held the Edifício Louveira, at number 1101. The project is by Jorge Zalszupini with Henrique Alexander — Zalszupin, born in Warsaw in 1922 and trained in architecture in Bucharest, built his entire career in São Paulo and became known both for his buildings and for his Brazilian modern furniture design, the subject of books and exhibitions until his death in the city in 2020. Helenita is one of the few residential works of his that remain in circulation on the very high-end market, and the only one in Higienópolis registered in the city’s architecture archives.

• Concept: the International Style in a Brazilian version — Mies van der Rohe’s glass box and steel beam, resolved with sixteen families and a single flat per floor.
• Trivia: the façade is an intense navy blue, the same as the national flag — a recurring signature of Zalszupin’s, and the gesture that lifts the building out of the grey neutrality of the Miesian repertoire. The entrance is not a door: it is a suspended canopy over a walkway that crosses a reflecting pool to the lobby, designed as a glass box. The building remains largely unaltered — the 1962 skin is the same one seen today.

Architecture and aesthetics

A single monolithic tower, with a concrete structure and basement, resting on hexagonal pilotis clad in marble — the ground floor is open, and the volume seems to land on the corner rather than occupy it. On the façade, slender steel beams alternate with ribbon windows, the grammar of the International Style applied to a residential building in a city that, in 1962, was still learning how to do it. Privacy is not an ornament: with one flat per floor, the plan occupies the entire slab and the lift opens straight into the family’s own hall. The interiors and landscaping credits are not publicly documented and, therefore, are not attributed here.

Higienópolis: the address

Higienópolisi is the only neighbourhood in São Paulo where modern architecture became an entire neighbourhood rather than an isolated exception: the stretch of Rua Piauí that climbs from Praça Vilaboim concentrates a crop of buildings from the 1940s to the 1960s that today is the reason the block was never demolished. Around it are the tables of Vilaboim, Parque Buenos Airesi, Shopping Pátio Higienópolisi, FAAP and Mackenzie, and the row of traditional schools that makes the neighbourhood the address of families who choose the school before choosing the house. Avenida Paulistai is minutes away, and the tree-lined topography keeps the residential core off the through routes.
