The Class Higienópolis

History

Delivered in 2023 by Epson Engenhariai, The Class was born from a difficult equation: raising a highest-end building on a plot of 622.14 m², the size of a single-family residence, within a neighbourhood that almost never opens up new land. The answer was vertical and narrow — 4,730.90 m² of built area over 13 storeys, with a single unit per floor. The architecture is by the firm JNA Arquitetosi, the landscaping by Ingrid Fischer Paisagismoi and the interiors by Patrícia Martinez Arquiteturai.

• Concept: exclusivity by arithmetic — a whole floor per family, instead of floor area split between neighbours on the same level.
• Trivia: the same 260 m² floor was designed in two alternative layouts, and the buyer chose between them: four bedrooms with two suites, or three suites with a family room. The archive in circulation also records a unit of 520 m² — exactly two floors — with 4 bedrooms and 6 bathrooms. And there is an address curiosity: Rua Ceará’s postcode is registered as Consolação by the Post Office, even though the block is read, sold and lived in as Higienópolis.

Architecture and aesthetics

A single, slender tower, of contemporary language, resolved in verticality because the plot offered no alternative. With only one flat per floor, the lift opens onto the family’s own hall and the floor plan occupies the entire slab, with no shared wall or ventilation shaft between neighbours — the same solution that Higienópolis’s boutique buildings had been pursuing, here taken to the limit by the size of the plot. The developer describes the product as having a privileged and permanent view, a condition that follows from the surrounding height limits and the tower’s position in the middle of the block. The landscaping signed by Ingrid Fischer Paisagismoi is concentrated in the common areas of the podium, and the interiors of the social areas are by Patrícia Martinez Arquiteturai.

Higienópolis: the address

Two names for the same address

The plot sits on the border between Higienópolis and Consolação, and both names are legitimate. The postcode registers Consolação; the highest-end market treats the address as Higienópolis. This entry adopts the name in common use and keeps the other for anyone searching by it.

Higienópolisi is the neighbourhood São Paulo built at a time when it still believed the city would age well — and which, to a large extent, it has. Rua Ceará cuts through the stretch between Avenida Angélica and the neighbourhood’s residential heart, in a fabric of modernist buildings from the 1950s and 1960s that is now heritage in practice, even where it is not by law — it is this neighbourhood, protected by habit, that keeps the block from becoming something else. Nearby are Parque Buenos Airesi, Shopping Pátio Higienópolisi, FAAP, Mackenzie and the row of traditional schools that make Higienópolis the address of families who choose the school before choosing the house. Hospital Sírio-Libanêsi and Avenida Paulistai are minutes away.
