History
From builder Elias Victor Nigri, the same behind Castelbianco and Dante Alighieri, the Dorchester anchors a top-tier building on Alameda Barros, on the border of Santa Cecília with Higienópolis, near the Synagogue, Shopping Pátio Higienópolis and the Teatro São Pedro. The architectural design is by Israel Rewin, named as author in the building’s municipal approval permit, from September 2007.

Architecture and aesthetics
Contemporary top-tier in a single tower, set on a 4,641 m² plot — a plot size the central region no longer produces, translated here into setback and common area rather than more built floor area. The gesture that defines the building is the repetition of the terrace: instead of concentrating outdoor space in a single social balcony, the project gives all four suites a terrace, so the open face of the floor plan extends into the private wing as well. Inside, the repertoire is that of the same generation — travertine marble flooring, a master suite with a his-and-hers bathroom, sound and lighting systems integrated from construction. The interior design and landscaping credits are not publicly documented and are therefore not attributed here.

Santa Cecília: the address
Alameda Barros is a tree-lined residential street at the point where Santa Cecília stops behaving like a centre and starts behaving like the heart of Higienópolis — the postal code writes one name, the market advertises the other, and the block is the same one. What sets number 702 apart from the rest of the region’s top-tier stock is the distance to the rail line: Estação Marechal Deodoro, on Line 3 – Red, is a little over two hundred metres away, and Estação Santa Cecília about a kilometre — a proximity São Paulo’s top tier rarely enjoys. The rest is walkable: Parque Buenos Aires, the shops of Avenida Angélica, the neighbourhood’s street markets and the network of hospitals and universities that occupies the region, with Hospital Samaritano a few blocks away. It’s a neighbourhood of old stock, built when there was still large land available downtown — and it’s that condition, not the fashion of the moment, that explains why floor plans of this size are no longer built here.
