Altto Vila Madalena

History

Altto Vila Madalena was launched by Eveni in December 2018 and delivered in 2021, with architecture by Jonas Birger Arquiteturai, interior design by Fernanda Marques Arquitetos Associadosi and landscaping by EKFi. It is the third address in the Altto line that Even has built in São Paulo, after Altto Campo Beloi (2015) and Altto Alto de Pinheirosi (2012) — three distinct buildings, in distinct neighbourhoods, united by the same product thesis: large family floor plans, few units per floor and a clubhouse-scale common area. Here the developer made the boldest bet of the three: it bought a 4,195 m² plot on a residential street on the west side of the city and went up, instead of spreading out.

• Concept: two residences per floor in a tall tower on a large plot — trading the horizontal layout that is the neighbourhood’s habit for the view that only height can deliver.
• Curiosities: the arithmetic behind the advertised areas is explained in the developer’s own memorial: the private floor plans are 271 m² and 433 m², and the 275 m² and 437 m² figures circulating in the market add to them the 4 m² storage unit that each unit has in the basement, as common area. Another peculiarity is registry-related: the entire Rua Harmonia is registered by the post office under the Sumarezinho neighbourhood — the Vila Madalena that the market, Even and residents use to name the address is the one in common use, not the one on the postcode.

Architecture and aesthetics

A single tower on a 4,195 m² plot, ground floor plus thirty-seven storeys, two units per floor. Jonas Birger Arquiteturai is a firm with three decades and more than a thousand completed buildings, and the approach here follows the firm’s repertoire: a tall, clean volume, generous glazing and a floor plan designed to resolve what the façade doesn’t need to announce. Fernanda Marques Arquitetos Associadosi signed the interior design project — a firm that treats architecture, interiors, product design and visual communication as an integrated exercise. The landscaping is by EKFi, now Tagüi, the same duo that Even had brought to Altto Alto de Pinheirosi. The floor plans came in three versions — the 271 m² standard unit, the 343 m² garden unit and the 433 m² duplex — all with four bedrooms.

Vila Madalena: the address

Rua Harmonia is one of the streets that gave Vila Madalenai its name before Vila Madalena became a brand — the long, tree-lined street of townhouses and corner shops that linked the artists’ neighbourhood to the upper part of Pinheirosi. It is the stretch where the neighbourhood behaves like a neighbourhood: bakery, school, street market and neighbourhood restaurant, not the nightlife-driven Vila Madalena that the guidebooks sell. The city arrives via two metro stations — Estação Vila Madalenai on Line 2–Green and Estação Fradique Coutinhoi on Line 4–Yellow — and Avenida Brigadeiro Faria Limai lies on the other side of the hill, with the financial hub, offices and street-level shops that have settled there over the last decade. Nearby are Parque Villa-Lobosi, Parque Córrego das Corujasi, Praça Pôr do Soli and Feira da Praça Benedito Calixto. One registry detail is worth noting: the post office lists the entire Rua Harmonia under the Sumarezinho neighbourhood — Vila Madalena, here, is the name the city actually uses.
