History

The two towers, named Bienal and Marquisei, reference the architect’s work.

Architecture and aesthetics

The tribute pays off in the design, not just in the naming. On a 4,218 m² plot, Perkins & Willi split the programme into two volumes rather than concentrating it into a single block, and buried four basement levels — a decision that frees up the ground for the leisure base and leaves breathing room between the towers, the opposite of the tight-plot rule that governs Moemai. The language is of modernist inspiration, and the point where the gesture’s scale shows itself inside is the double-height function room. Layouts range from 186 to 233 m², with three to four suites. Interiors by Fernanda Marquesi and landscaping by Benedito Abbudi.

Moema: the address

Rua Gaivota is short and ends at Avenida República do Líbano — and number 65 sits at the foot of that corner. The position explains the address: on one side, a residential street named after a bird, of no use to those merely passing through; on the other, the avenue running towards Parque Ibirapuerai, four hundred metres away. It is also the line where Moemai changes name without changing place — the same avenue separates the addresses that records list as Moema from those listed as Ibirapuerai. What the corner delivers on foot is the whole neighbourhood: two schools less than three hundred metres away, among them Lar Escola AACDi; a Saturday market on the avenue itself and a Sunday one on Rua dos Canários; Moema Stationi on Line 5 – Lilac ten minutes away and Shopping Ibirapuerai a little further on. It is the combination that the Pássaros quadrant only produces at its edges: a resident’s street at the door, an access avenue at the corner.
