History

The building predates the decade in which São Paulo began documenting everything in an online registry, and its authorship is not recorded in any independent source — for that reason, nothing is attributed here. What municipal records do support is the timeframe: the tower already appeared in the City Hall’s 2007 aerial-photogrammetric survey, and there is no new-construction permit for the plot in the public approvals series between 2002 and 2018, which places the construction before 2002. It is an example of the lineage that made the residential reputation of Jardim Paulistai — the building with its own name, few units and wide floor areas, raised on a small plot when the law still allowed trading quantity for size.

• Curiosities: the arithmetic confirms the design. The floor projection measured by the City Hall is around 286 m², exactly the size of the unit in circulation: the apartment does not share the slab with anyone — it is the slab.

Architecture and aesthetics

A single, slender tower, 44.48 metres tall according to the municipal measurement, set on a plot of just 600 m² — a vertical proportion only achievable on an already-formed block, with the neighbours on each side holding the boundaries. Eleven standard floors, one apartment on each. With no neighbour on the landing, the floor plan can occupy the whole extent of the storey and receive light and ventilation on all four faces, with no internal shaft or shared wall. The authorship of the architectural project is not publicly documented and, for that reason, is not attributed here.

Jardim Paulista: the address

Rua José Maria Lisboa is one of the most discreet residential streets in Jardim Paulistai: it runs parallel to Alameda Francai and crosses Peixoto Gomide in a block core that commerce never entered. It is a stretch of buildings with their own names — Anhambé, Bórbore, Mediterranée, Torre Branca, Ilhas Gregas — and of floor areas that are no longer built in the neighbourhood today. A few minutes’ walk away are Rua Oscar Freirei and the galleries and tables that made the name of the Jardinsi; by car, Avenida Paulistai and the Club Athletico Paulistanoi. The address does not depend on novelty: the road network, the street-level shops and the trees have been settled for decades, and very little land remains to be developed.
