Casa Branca 1009

History

The building at number 1009 belongs to the old generation of Alameda Casa Brancai, and the documentation that survives of it is the city’s, not the launch’s. The city’s tax register lists the plot as condominium since the survey of sector 014, block 048; the municipal aerial restitution already showed the tower standing in 2007; and the building does not appear in the series of building permits published by the city from 2002 onward — which places it, comfortably, before that. The development, the construction and the authorship of the architectural project are not publicly documented, and the delivery year could not be confirmed by two independent sources; for that reason none of this is attributed here.

• Concept: the entire floor for a single family, on 518 m² of land — house-scale floor area without sharing the floor with anyone.
• Trivia: the Census address register lists apartments numbered 11, 21, 31, 41, 51, 61, 71, 81, 91, 101 and 121 — all ending in 1, the arithmetic signature of a building with one apartment per floor. And the alameda is the most confusing case of homonymy in the Jardinsi: there is more than one building called Casa Branca on the same street, plus a Casa Bianca and a Casablanca, and the postal service even reserves an exclusive postcode for the Edifício Casa Branca at another number. At this address, the number is not a registry detail — it is the only thing that distinguishes one building from another.

Architecture and aesthetics

A single tower, built on a little under half the plot: the city measures 255.45 m² of floor footprint on a 518 m² lot, and 47.62 m of height. The rest of the plot is setback, access and garden — the proportion of a generation that still built with room to spare at the front and back. The internal arithmetic works out the same way: with 190 m² of private area on a 255 m² slab, about sixty-five metres per floor are left over for the hall, vertical circulation and shafts, which is exactly what gets spent when there is only one door per floor. Privacy here is not a façade feature or a house rule: it is a consequence of the floor plan. The authorship of the architectural project is not publicly documented and is therefore not attributed here.

Jardim Paulista: the address

Jardim Paulistai is the neighbourhood where São Paulo learned to live well and never unlearned it, and Alameda Casa Brancai crosses it in a straight, flat line — wide pavement, closed tree canopy, little through-traffic and no hills, which in a city of hills is a rare privilege. The stretch at number 1009 sits in the residential core, between the Jardinsi‘s street-level shops and the border with Jardim Américai: Rua Oscar Freirei and Club Athletico Paulistanoi are within walking distance, Avenida Paulistai and Avenida Nove de Julhoi handle the way out to downtown and the ring road, and Avenida Brigadeiro Faria Limai with Shopping Cidade Jardimi are minutes away by car. It is an address that does not depend on novelty: the street grid, the shops and the tree cover have been established for decades.
