History

From Cyrelai with J. Safra Propertiesi, with design by Pininfarinai (the Italian studio behind Ferrari and Maserati), the Epic Jardim Europa is born to be São Paulo’s tallest residential tower, at about 210 metres. Pininfarinai‘s vertical sculpture is the great differentiator, with a view sailing from the greenery of Jardim Europai to Ibirapuerai.

Architecture and aesthetics

Sculptural and contemporary, the tower is born of a transposition: the vocabulary Pininfarinai built in automotive design, applied to a single volume of about 210 metres. The gesture that defines the building is slenderness — the axis zoning (ZEU, 4x buildable ratio and unrestricted height limit) allows the whole programme to concentrate in a single tower and let it rise, so the silhouette narrows against the sky instead of spreading across the plot. The height reorganises what in another building would be mere infrastructure: each unit receives a private hall and two social lifts running at 4 m/s, and the leisure area isn’t resolved only at the base — it rises to the 51st floor and turns the top into a panoramic deck. The interior design and landscaping credits are not publicly documented and are therefore not attributed here.

Jardim Europa: the address

Two names for the same address

The plot sits on the border between Jardim Europa and Pinheiros, and both names are legitimate. The postal code registers Pinheiros; the top-tier market treats the address as Jardim Europa. This entry adopts the name in common use and keeps the other for those searching by it.

It’s worth stating clearly: the project’s address is Rua Joaquim Antunes, at the corner with Avenida Rebouçasi, and the postal code is Pinheirosi‘s — Jardim Europai here is what you see from the window, not what you stand on at street level. The distinction is useful, because it explains the building. Jardim Europa is horizontal by vocation and by law: the garden neighbourhood Companhia City opened, of large houses and plots, has a 28-metre height limit and a 2x buildable ratio, its nearest rail line is Line 9-Emerald on the riverbank, and none of its blocks could accommodate a tower of this height. On this side of the zoning border, the transport axis authorises unrestricted height and Estação Fradique Coutinhoi, on Line 4-Yellow, is 330 metres from the door. It is this line on the map, not the commercial name, that defines the address: axis-neighbourhood routine at ground level, and the garden neighbourhood’s preserved scenery outside the window, seen from a height no one can block.
