History

The iT Style was born as a pair. Gafisai bought 4,920.69 m² at the corner of Rua Leopoldo Couto de Magalhães Júniori and Rua Lopes Neto and sold there two pieces with the same name and the same address: the residential iT Style Home, and the commercial iT Style Office, with units from 57 to 77 m² each. The pitch was in the developer’s own material — “the convenience of living and working close by,” in Itaim. The permit for the new building was issued in August 2009 and the construction permit in October of the same year, both in the name of Gafisa S.A., with the design signed by Aflalo Gasperinii; the municipal record describes a residential block of 24 storeys and 87 units, within a complex with 43,489.25 m² of approved built area. Delivery came in 2014.

• Concept: living and working at the same address. The developer did not build a building with offices on the ground floor — it built two named buildings on a single plot.
• Curiosities: the leisure amenities were designed for a resident the size of the flat wouldn’t suggest. A golf simulator, snooker bar, dance hall and squash court were on Gafisa’s own list before launch, alongside an indoor pool, an outdoor pool, a spa and a sauna — in a building whose standard floor plans start at 62 m². And the plot area declared by the developer, 4,920.69 m², matches to the metre the lot registered in the municipal fiscal record.

Architecture and aesthetics

A single residential tower, twenty-four storeys, sharing the corner plot with the commercial block. The design is by Aflalo Gasperinii — the practice listed as author in the municipal building permit —, and the solution answers the problem the plot posed: accommodating two different programmes, residential and corporate, with separate access, without either compromising the other. The corner layout resolves this by giving each piece its own street frontage. The floor plans are compact and efficient, of one and two bedrooms, with a balcony and a suite, and the common area concentrates on one floor the club-style repertoire Itaim has learned to demand. There is no public credit for interiors or landscaping, and for that reason neither is attributed here.

Itaim Bibi: the address

Itaim Bibii is the neighbourhood where São Paulo decided to mix the two things it usually keeps apart: the office and the home. Rua Leopoldo Couto de Magalhães Júniori crosses this core from end to end — it starts near Avenida Brigadeiro Faria Limai and flows into Vila Olímpiai, through a stretch where a residential tower, corporate floors, a restaurant and a school share the same block. It is the address for those who want to leave home on foot to work, dine and train, and that is why the neighbourhood concentrated the 2010s vintage of buildings with compact floor plans and large leisure amenities. Parque do Povoi takes care of the green, Shopping Iguatemi São Pauloi and Shopping JK Iguatemii take care of the shop windows, and the Estação Faria Limai and Estação Vila Olímpiai stations take care of the rest of the city without a car.
