Lindenberg Reserva Itaim

History

The Reserva Itaim was the project with which Construtora Adolpho Lindenbergi returned to Itaim Bibii in the late 2010s. The house, founded in 1954 and one of the oldest high-end brands in Brazil, bought a 1,280 m² corner lot between Rua Bandeira Paulista and Rua Doutor Eduardo de Souza Aranha — a small plot for the intended programme — and solved the equation vertically: twenty-three storeys, forty-four apartments of 147 m² and two duplex penthouses, two per floor. Handover was contracted for May 2022. The architectural project is by LE Arquitetosi, the decoration of the common areas by Claudia Albertinii and the landscaping by Benedito Abbudi.

• Concept: a private lobby for every unit, not just the penthouses — in a building with two apartments per floor, this is what sets it apart from an ordinary mid-size launch.
• Curiosities: the plot is mixed-use zoning, where the 2016 law would allow little more than double the lot in built area. What sustains a twenty-three-storey tower there is the fact that the lot lies within the perimeter of the Operação Urbana Consorciada Faria Lima, the instrument that allows the purchase of additional buildable potential. Without it, this building would not exist at this height. The building was built with a generator serving the private areas — not just the common areas — and with an electric-vehicle charging point per apartment, a rare feature for the 2019 vintage.

Architecture and aesthetics

A single, contemporary tower of simple massing, on a corner lot that gives the building two frontages and open views in more than one direction. The project is by LE Arquitetosi. The approach is the house’s usual one for a tight plot: concentrate the programme in a slender tower and resolve privacy through the floor plan — two apartments per floor, each with its own private lobby, served by two social lifts and one service lift. The landscaping is by Benedito Abbudi and the common areas were handed over furnished and decorated by Claudia Albertinii, in keeping with the development’s profile.

Itaim Bibi: the address

Itaim Bibii is the neighbourhood where São Paulo works and, increasingly, also lives. The Reserva Itaim’s block sits in the residential heart between Rua Bandeira Paulista and Rua Doutor Eduardo de Souza Aranha — a few minutes’ walk from Avenida Brigadeiro Faria Limai and Avenida Juscelino Kubitscheki, from the tables of Rua Jerônimo da Veiga and Shopping JK Iguatemii, and between two parks: Parque do Povoi right there and Parque Ibirapuerai on the other side of Avenida República do Líbano. It borders Vila Nova Conceiçãoi, and some sources catalogue this address there — which says more about the value per square metre than about the map.
