History

Rua Jesuíno Arruda is, in practice, the open-air showroom of a single builder. Seisa erected nine buildings on it over the decades — Noah, Cindy & Naomi, Luciana, Michelle, Tatiana, Marina, Juliana, Rosana and Fernanda —, all named after women, following the collection the builder spread across Itaim Bibi and Pinheiros. Anyone who walks the street end to end reads the same signature on almost every façade.

The Doria is the exception. At number 521, between Rosana (574) and the middle of the street, it does not belong to the collection: it is not on Seisa‘s list of delivered works, and the name is not feminine — it comes from the Genoese Doria family, in the tradition of Italian and aristocratic names that christened much of São Paulo’s stock from the same era. The condominium has been registered since 14 July 1986, and market records place delivery in the second half of the 1970s — without converging on a single year, which is why the field is left blank here.

  • Concept: one apartment per floor with a family-sized plan on a narrow Itaim plot, back when the street was still strictly residential.
  • Curiosities: the Doria is the only building on Rua Jesuíno Arruda with a masculine name in a stretch dominated by Seisa‘s feminine collection — and one of the few addresses on the street without its own postal code, a distinction that there belongs to the Bianco (51), the Luciana (134), the Tatiana (187), the Rio das Pedras (254), the Ibira (294), the Rosana (574) and the Carpeaux (756).

Architecture and aesthetics

A single street tower, at the scale on which Jesuíno Arruda was conceived and which it kept while the rest of Itaim Bibi turned into a corporate axis. The floor footprint measured by the municipal survey is 212 m², against floor plans of 196 to 230 m²: the slab belongs to the unit, and the approach is the same as the good buildings of that era — spacious living room, separate dining room, kitchen with pantry and full staff quarters, a floor area that today only reappears in exceptional product. The architectural credit and the builder are not publicly documented and are therefore not attributed here.

Itaim Bibi: the address
