History

From Patrimônioi with R. Yazbeki, with award-winning architecture by FGMFi, biophilic landscaping by Tagui and interior design by Carlos Rossii, Tumiaru 120 is a single tower in Ibirapuerai, 500 metres from the parki, on the last available plot in the quadrilateral. From the prow of each double-height living room, the deck opens onto the greenery just a step away.

Architecture and aesthetics

Here, height was spent on ceiling volume. By doubling the span of the living room and hall, FGMFi turned what would have been an ordinary floor into a double-height space — and it’s that decision, more than the floor area, that gives the apartment the scale of a house. The rest of the brief is one of restraint: a 1,240 m² plot, a 32-metre frontage, twenty storeys and a single residence on each one, which results in a narrow, tall tower rather than a block. The gourmet balcony with barbecue extends the living space outward, and the ground floor gives back, as plaza and garden, the land the tower didn’t occupy. The interior design is by Carlos Rossii; the landscaping, of a biophilic approach, is by Tagui.

Ibirapuera: the address

Rua Tumiarui tells the story of the quadrilateral across two generations: at number 171 stands La Tour Ibirapuerai, from 2008; at 120, this building, fifteen years younger — and both with just over twenty residences. It’s a portrait of what the region has become: a residential street with local traffic, within the ring bordering Parque Ibirapuerai, where any available plot is always small and only fits a low-density project. Daily life is short — the street market sets up practically on the corner, neighbourhood shops are all within walking distance, the park is a handful of blocks away — and the way out is quick: Avenida Vinte e Três de Maioi delivers you to Avenida Paulistai, the hospital district and the city centre in minutes, with Estação Paraísoi just over a kilometre away.
