History

The Esther is a development by Eveni on a 5,043 m² plot on Rua Manuel da Nóbregai, with design by Königsberger Vannucchii, landscaping by Tagü Arquiteturai and decoration by Gui Mattosi. The idea organising the development is separating living and working without leaving the address: besides the two residential towers, a third tower concentrates 52 exclusive offices, and each apartment has its own fraction of office added to the private area. The building is under construction; this entry records the project and the plot, not a condominium history that doesn’t yet exist.

• Concept: the apartment’s floor area increased by a private office, with work acknowledged in the floor plan instead of improvised within it.
• Curiosities: the incorporation was registered on 29 September 2023 at the 1st Real Estate Registry Office, which fixes the date the development could be marketed. The two residential towers have the same number of standard units (24 each) but distinct unit types — four suites in one, three in the other —, an arrangement placing two different audiences in the same condominium.

Architecture and aesthetics

Königsberger Vannucchii, an office founded in 1971, distributed the programme across three volumes instead of a single block: two residential towers with their own entrances and an office tower. The separation frees up the core of the 5,043 m² plot for the leisure base and the landscaping by Tagü Arquiteturai, which is what allows a tennis court and a 25-metre indoor lap pool to coexist on the same plot without being squeezed against the boundary. The functional gym opens onto an integrated terrace, and the playroom gains its own covered terrace — two decisions that take leisure out of enclosed boxes. Decoration by Gui Mattosi.

Ibirapuera: the address

Rua Manuel da Nóbregai is one of the streets stitching Paraísoi to Parque Ibirapuerai, and number 950 sits on the stretch where it has already lost its through-street character but hasn’t yet reached the park. It’s an address of declared dual identity: the post office registers the whole street as Paraíso, while the market — and the developer itself — calls the region Ibirapuerai, for the neighbourhood’s orientation toward the greenery. Both readings are correct for different reasons, and together they describe the point’s real advantage: Avenida Brigadeiro Luís Antônioi and Avenida Vinte e Três de Maioi a few blocks away to leave the region, and the park on foot so there’s no need to. Estação Paraísoi, where the Blue and Green lines cross, anchors the north side of the address; Shopping Ibirapuerai and Avenida Ibirapuerai handle the south side.
