History
Clara is by LIV Inc with Kopstein — the São Paulo developer formed by the Camargo family in partnership with the Rio Grande do Sul firm, which makes signature architecture the axis of its product and concentrates its activity in the Jardins and Vila Nova Conceição. Here the signature is that of Bernardes Arquitetura, the practice Thiago Bernardes has run since 2012; the landscaping is by Rodrigo Oliveira. It is the developer’s second address on this same stretch of Rua da Consolação — Serena, by Isay Weinfeld, is at number 3358, on the other side of the road — and the logic behind both is the same: a small plot, few units, one author per building. The work is under way; the delivery date is not published by the developer and, for that reason, is not fixed here.
- Concept: perfectionism of form — elegant, discreet and minimalist architecture, with a timeless finish.
- Trivia: the entrance hall has a double-height ceiling and houses a work by Tomás Saraceno conceived to measure for the space. The building also sets aside an office floor and one non-residential unit, an unusual programme for a building of large floor plans.
Architecture and aesthetics
Bernardes Arquitetura works here in the key of restraint: a sober volume on Consolação, understated materiality, and the decision to resolve the building through proportion rather than ornament. The programme is organised into two flats per floor, in a standard and an expanded version — the same size comes with four or three en-suites depending on how much the living area is expanded. The 442 m² garden floor and the 517 m² duplex penthouse close off the extremes of the area chart. The landscaping is by Rodrigo Oliveira, who signs the gardens of the ground floor and the leisure level.

Cerqueira César: the address
This stretch of Rua da Consolação is the seam between Avenida Paulista and the Jardins: on one side the density of offices, hospitals and culture of Paulista; on the other, the residential fabric of tree-lined alamedas that runs down to Rua Oscar Freire and Alameda Lorena. It is a cultural corner address — MASP, art and theatre within walking distance — served by three metro stations at a short distance, among them Estação Oscar Freire and Estação Paulista. The trade-off is honest: Consolação is a busy thoroughfare, and silence here is won through the floor plan and the window frame, not the street. For the Post Office the address falls under Cerqueira César; on the market, it sells as Jardins — both things are true, and this entry records both.
