History

Etmo Jardins is Plaenge’s second launch in São Paulo. The developer, headquartered in Londrina and operating in nine cities across six states and in Chile, arrived in the São Paulo capital after more than five decades building in the South — and chose for its landing a street that is already a traditional high-end address. “It is the quiet Melo Alves street, two blocks from Oscar Freire and close to Avenida Paulista, that we chose to write a new chapter in São Paulo,” the company states in its official material, through managing partner Alexandre Fabian.

The plot is small for the ambition of the programme: 1,751 m² in the municipality’s tax register, in a stretch classified as ZEU — Zona de Eixo de Estruturação da Transformação Urbana (Urban Transformation Structuring Axis Zone), the band in which São Paulo law authorises (and encourages) densified verticalisation around transport corridors. It is this legal condition, not the developer’s taste, that explains why a tall tower could rise on a low-scale street: the same rule that released the height limit here is the one that will keep transforming the neighbourhood in the coming years.

  • Concept: “lightness of the curves” — an architecture of curved lines on the façade and in the interiors, with floor-plan flexibility as a declared design premise.

Architecture and aesthetics

The premise declared by the developer is the curve: it appears on the façade and returns in the interiors of the common areas, in an approach that avoids the dry orthogonality of the neighbourhood’s recent crop. Floor-plan flexibility is treated as a design attribute, not a sales option — almost every unit type has two or three factory-approved layout versions, including swaps between a suite and an intimate living room, an enlarged open kitchen and a wine cellar. The two smallest floor plans, of 120 and 121 m², come with a double-height ceiling, a solution that compensates for the size with volume of air rather than area.

The common programme is split into two tiers: a wellbeing ground floor — lobby, Residence Lounge, pet care, the Wellness Space with spa, hydromassage, float pool, dry and steam saunas, massage room and shower experience, all closed off by a contemplative garden — and, up high, the 16th floor, home to fitness, a functional space for yoga and pilates, adult and children’s pools, solarium and daybeds. Moving the pool to the middle of the tower instead of the ground floor is the direct response to the size of the plot.

Rua Doutor Melo Alves crosses the stretch where Cerqueira César and Jardins stop being two neighbourhoods and become a single address: on one side, Avenida Paulista and the density of services it draws; on the other, two blocks further on, Rua Oscar Freire and the designer retail that gave the region its name in the city’s imagination. The postcode registers number 228 in Cerqueira César; the market, the developer and the development’s own name say Jardins — both things are true and describe the same pavement. The street itself is among the quietest in the quadrant, tree-lined and with local traffic only, which explains why it has concentrated high-end residential buildings for decades, unlike the retail that occupies the cross streets.
