History
The Barão de Ladário is a single tower on the stretch of Rua da Consolação where the shops are left behind and the residential core of the Jardins begins — the same long block where the Barão de Itamaraty stands, two hundred and fifty numbers ahead. The building fully occupies its plot: the municipal tax register lists 850 m² of land and the building’s footprint projects 859 m² on the ground, meaning the podium covers the entire frontage and the tower rises on top of it. The height measured in the municipal survey is 51.9 metres. Market records diverge on the delivery year, placing the building between the early 1970s and the mid-1980s, and no public source credits the design’s authorship — so neither the year nor the architect is attributed here.
- Concept: a full-floor plan on a small Consolação plot. The land did not allow spreading out, so the building stacked up — and whatever generosity was left went into the apartment itself.
- Trivia: the name has an illustrious namesake in another neighbourhood. The Edifício Barão de Ladário de Perdizes, on Rua Doutor Homem de Melo, is part of the Conjunto Residencial Perdizes, designed by Roberto Aflalo, Salvador Cândia and Plínio Croce between 1954 and 1960, catalogued by the Núcleo Docomomo de São Paulo. It has no relation whatsoever to this address beyond the name — and the mix-up is frequent in market records.
Architecture and aesthetics
A single tower, fronting Rua da Consolação with its façade facing the street — the typical layout of the moment when the block was turned into high-rises. The building’s footprint covers practically the entire plot, and it is from that constraint that the design concept follows: one apartment per floor, with the plan occupying the entire slab, no shared wall and no neighbour on the landing. Inside, the units in circulation keep the vocabulary of their generation — a three-area living room, high ceilings, large floor-to-ceiling windows in the social area, three suites with the master served by two bathrooms, a large kitchen with a utility area and staff quarters with independent access. The architectural design’s authorship is not publicly documented and is not attributed here.

Cerqueira César: the address
Cerqueira César is São Paulo’s hinge neighbourhood: it starts right by Avenida Paulista, crosses Rua Oscar Freire and ends bordering the core of the Jardins and Avenida Rebouças. It is where the vertical city meets the street-level city — within the same five-minute route there is a reference hospital, a gallery, a restaurant, a traditional school and an exclusively residential block. Rua da Consolação, on the upper stretch where number 3438 stands, is an almost unbroken sequence of named residential buildings, built between the 1960s and 1980s, with sizes the city no longer repeats — the Augustus is at 3414, the Barão de Itamaraty at 3688, and Jardim América begins at the next corner. Estação Consolação and Estação Oscar Freire make the underground reachable on foot, and Hospital Sírio-Libanês and Hospital Samaritano are on the other side of Avenida Paulista.
