History

The Barão de Itamaraty is a single tower built in the early 1970s, at the end of Rua da Consolação where the street changes character: the shops are left behind and the residential core of the Jardins begins. The address lives on that border in its name too — number 3688 belongs to Cerqueira César by postal register, but the market advertises it as Jardim América, and the two names coexist on the same block. Its size belongs to its generation: floor plans of 260 to 290 m² with three and four bedrooms, a continuous social area, a kitchen with a pantry and full staff quarters. Over time, entire floors were merged, producing apartments of over 500 m² with a private lift. Market records diverge on the exact delivery year, placing the building between 1972 and 1975; the design’s authorship is not publicly documented and is not attributed here.

  • Concept: the size of a house at height, on a border address — the convenience of Consolação on one side, the quiet of the Jardins on the other.
  • Trivia: the building has a rooftop with a gym and a sun terrace at the top, an unusual feature for its vintage, accessed directly by one of the upper units. And the sum of the two standard floor plans on the same storey — 260 and 263 m² — is exactly what the full-floor apartments in circulation measure.

Architecture and aesthetics

A single tower, fronting Rua da Consolação. The layout is that of São Paulo’s residential architecture of the 1970s: few apartments per floor, a wide, continuous social area, generous bedrooms and full service at the back of the plan. The full-floor units, formed over time, reach six suites and receive a private lift opening straight into the family’s hall. At the top, the rooftop with a gym and sun terrace gives the building an open view over the low rooftops of the Jardins — the horizon that the residential quadrant preserved while the rest of Consolação grew taller. The architectural design’s authorship is not publicly documented and is not attributed here.

Cerqueira César: the address

Cerqueira César is São Paulo’s hinge neighbourhood: it starts right by Avenida Paulista, crosses Rua Oscar Freire and ends bordering the core of the Jardins and Avenida Rebouças. It is where the vertical city meets the street-level city — within the same five-minute route there is a reference hospital, a gallery, a restaurant, a traditional school and an exclusively residential block. Rua da Consolação, on the upper stretch where number 3688 stands, is an almost unbroken sequence of named residential buildings, built between the 1960s and 1980s, with sizes the city no longer repeats: Anna Cecília, Iguaçu, Nir Oz, Palma de Majorca, Gardênia, Century Plaza, Vila Real. Living here means choosing to be at the city’s centre of gravity without paying the price of the avenue’s noise.
