History

The plot is the whole story. Until the 1970s it housed the Palácio Pio XII, seat of the Metropolitan Curia of São Paulo, demolished at the end of that decade; the block stood empty for a quarter of a century, in a stretch of Bela Vista that the real estate market had forgotten since the early 1980s. Cyrela and MAC launched Vereda Paraíso in August 2004 and delivered it in September 2007 — the condominium was formally registered with the Receita Federal on 1 October of that year. The architectural project is by Márcio Curi & Azevedo Antunes, the landscaping by Benedito Abbud and the common-area interiors by Débora Aguiar. The developer marketed the project as “one of the last real estate treasures of São Paulo,” and the claim was not brochure exaggeration: ten thousand contiguous square metres, five minutes from Paulista, do not come together twice.

  • Concept: a 10,156 m² plot treated as a private park — four freestanding towers within landscaping of plazas, reflecting pools, an orchard and a forest trail, with a neoclassical façade language stitching the four buildings into a single ensemble.
  • Trivia: the name is geographically wrong, and city history researchers have already noted this publicly: the condominium is called Paraíso, but it stands in Bela Vista — the three streets surrounding the lot are registered under Bela Vista and Liberdade at the post office, none under Paraíso. The four towers are named after Brazilian trees: Jerivá, Pitangueira, Aroeira and Paineira. And although each building fronts a different street, the condominium has a single social entrance, on Rua Artur Prado — Rua Martiniano de Carvalho was left as the service access and garage exit.

Architecture and aesthetics

Four towers with a neoclassical façade language, set freestanding on a 10,156 m² plot fronting Rua Artur Prado, Rua Martiniano de Carvalho and Rua Pio XII. The design splits the ensemble into two products: the Jerivá and Pitangueira buildings, lower and denser, with 23 floors and four flats per floor; and the Aroeira and Paineira buildings, with 29 floors and only two per floor. The developer described the design as a blend of “the class of times past with the lightness of contemporary elements” — in practice, a base and crown worked in classical vocabulary over a contemporary tower body. Benedito Abbud‘s landscaping is what ties it together: plazas, reflecting pools, an orchard, a hammock area and a forest trail occupy the ground between the towers, leaving no open-air parking.

Bela Vista: the address

Bela Vista is the neighbourhood that holds the slope between the old city centre and Avenida Paulista, and this stretch of it — the part that climbs from Rua Santa Madalena to Praça Amadeu Amaral — is the quietest of all: hospitals, buildings from the 1960s to the 1980s, and old houses holding on one by one. This is where Vila Itororó stands, a 1920s architectural complex that housed the city’s first swimming pool, and from here it is a short walk to Hospital Paulistano and, a few minutes by car, to Paulista, MASP and Parque Trianon. Avenida Vinte e Três de Maio and the Viaduto Pedroso handle the route to the south zone without passing through the centre. It is a genuinely central address — the kind where the whole city is less than fifteen minutes away — and one that still keeps entire blocks free of through traffic.
