History

Number One is an early-1990s classic in Vila Nova Conceiçãoi, anchored next to Praça Pereira Coutinhoi. With one apartment per floor, it brings floor plans among the largest in the entire portfolio, with a four-room living area, a wine cellar for up to 1,500 bottles and club-style leisure.

Architecture and aesthetics

An early-1990s classic taken to the limit of scale: fifteen apartments, one per floor, floor plans of 675 to 992 m² — the size at which an apartment stops being a floor plan and becomes a whole floor of a house. The four-room living area and the enclosed balcony with a barbecue set the project’s logic: entertaining is the programme, not an extra. And the wine cellar for up to one thousand five hundred bottles found in some units is the piece that only appears when there is floor area to spare on a single function. Neither the builder nor the project’s authorship is documented publicly and, for that reason, neither is attributed here.

Vila Nova Conceição: the address

Rua Domingos Leme is one of the long streets that structure Vila Nova Conceiçãoi, and number 440 falls on its most institutional stretch: the Martim Francisco state school — one of the few public institutions inside the neighbourhood’s noble quadrilateral — is eighty-six metres away, and Núcleo Aprendizagem e Desenvolvimentoi and a unit of Escola Nova Lourençoi a little over fifty. It is a block with its own rush hour, the one for school drop-off and pickup, and with a kind of street life that much of the neighbourhood lacks. Parque Ibirapuerai is almost six hundred metres away and Hospital São Luizi less than three hundred.
