History

From Seed Incorpi, Casa Jardim Teviot brings the house format to the most valued part of Vila Nova Conceiçãoi, near Parque Ibirapuerai. The gesture that defines the project is the living room with an eleven-metre-wide opening, which dissolves the boundary between the interior and the private garden, in a deck that opens up entirely to the greenery.

Architecture and aesthetics

An eleven-metre span in the ground-floor living room makes the house function as a pavilion facing a single direction — and the rest of the programme was stacked precisely to free up that ground floor: four floors per unit, from the basement with garage and service support to the rooftop with an infinity-edge pool, linked by a private lift. It is house architecture executed with the logic of a building: verticalising the service to horizontalise life. The architectural and interior design project is by Felipe Diniz Arquitetura, with landscaping by Daniel Nunesi, who treats the garden as an extension of the architecture — a coherence demanded by a project whose main room is, literally, the boundary with it. The environmental solutions are stated: rainwater reuse, LED lighting and a generator for the private and common areas.

Rua Teviot is a short, residential street in the north-western quadrant of Vila Nova Conceição, in the stretch where the neighbourhood approaches Itaim Bibii without yet belonging to it. It is the kind of street that explains why this address exists: in a neighbourhood that has been almost entirely verticalised, finding 1,302 m² that could fit houses — rather than yet another tower — is a rarity of land, not of street. Parque Ibirapuerai is five hundred metres away. In the other direction, the Spazio Faria Limai helipad is two hundred and twenty-five metres away, a measurement that says more about the surroundings than any adjective: from here you can already walk into the office territory of Faria Limai.
