From Zabo Engenhariai, Caroline is a 2002 classic, an old money luxury reference in Vila Nova Conceiçãoi. What identifies Caroline from a distance are the projecting cornices — protruding mouldings that repeat floor by floor and mark the façade’s rhythm. It is a neoclassical vocabulary, deliberately out of step with the straight-lined launches that came later on the same street, and the interior scale follows suit: one apartment per floor, floor plans from 517 to 630 m², suites with walk-in closets, the master with two bathrooms, a terrace and a home theatre in the programme. A 2002 architecture that was already declaring its age at birth — and that is exactly what the market today calls old money. The construction is by Zabo Engenhariai; the authorship of the architectural project is not publicly documented and is therefore not attributed here.

Vila Nova Conceição: the address

Ninety numbers above the start of Afonso Braz, Caroline occupies the stretch where the street still runs close to Parque Ibirapuerai — a hundred and thirty metres to the greenery — but is already the schools’ strip: Maple Beari is sixteen metres from the door and Escola Primeirai two hundred and sixty. It is also the strip of old façades. Here stand the buildings that Vila Nova Conceição raised before the neighbourhood’s square metre became the most expensive in the country, with setbacks and heights from another era — what the street built afterward is taller, narrower and does not give back the same frontage. Estação Moemai is eight hundred metres away and Shopping Ibirapuerai nine hundred.
