Green Wood Park
In Vila Nova Conceição, a few blocks from Parque Ibirapuera, two sister towers set on a 1,880 m² plot. The name is no poetic licence: about seventy per cent of the plot fell outside the towers' footprint, and that is what one sees from the window.

History
Green Wood Park was delivered in 1988, in the crop that verticalised Vila Nova Conceição while the neighbourhood was still a fabric of houses between Parque Ibirapuera and Itaim Bibi. It is an address from the generation before the single, full-slab towers that dominate the street today: here the large size was resolved in two low towers set apart from each other, rather than in a single tall piece. The design authorship and the developer’s name are not publicly documented and, for that reason, are not attributed here.
- Concept: two towers instead of one, to let the plot breathe — the size rises little and the ground stays with the garden.
- Trivia: the municipal register measures the two towers at 262 m² and 247 m² of footprint, on a 1,880 m² plot. Together, they occupy just over a quarter of the plot: the rest is open area. The measured heights are 30.4 m and 27.7 m — practically twins, with a one-floor difference between them.
Architecture and aesthetics
Two towers of similar size, set in parallel on the same plot, with the common area and garden occupying most of the land between them and the street alignment. The choice is what defines the building: instead of concentrating the built area in a single tall tower, the project distributed it into two low volumes, which preserves cross views, sunlight and distance between neighbours in a block that was later densified. The standard floor plans have 260 m² with four bedrooms, two of them suites, a pantry, a laundry area, full staff quarters and a private storage unit — the complete programme of the São Paulo family apartment of the turn of the 1980s. The architectural design credit is not publicly documented.

Vila Nova Conceição: the address
Vila Nova Conceição is the neighbourhood São Paulo turned into an address without ever ceasing to be a neighbourhood. Rua João Lourenço runs through the residential core, between Avenida Santo Amaro and the edge of Parque Ibirapuera, a few minutes’ walk from Praça Pereira Coutinho — the neighbourhood’s open-air living room, with the bakeries, restaurants and street market that give the area the street habit that the Jardins have and Itaim Bibi has lost. From here, the park, Avenida Brigadeiro Faria Lima and the corporate axis of Vila Olímpia are all within a short radius, and Aeroporto de Congonhas is a few minutes away via Avenida Santo Amaro. It is one of the most expensive square metres in the country precisely because there is no plot left over: the neighbourhood is small, hemmed in and already built up.
