History

Iconyc Residences is by Cyrelai, launched in December 2019 and delivered in November 2023. The name is a pun — icon and NYC — and the guiding idea is stated by the developer itself: a New York postcard planted between Vila Clementinoi and Parque Ibirapuerai. The project is by the firm MCAA Arquitetosi, which signs 35,957 m² of built area in the complex. The plot has an earlier history: it was the 4,106 m² where the São Paulo headquarters of the advertising agency McCann Erickson once stood, on Rua Loefgren — an address so established it earned its own bulk-mail postcode, still registered under the agency’s name with the postal service today, and which the architecture firm identifies by the former occupant’s name in its own project records.

• Concept: the industrial-luxury language of New York rooftops — exposed brick on the façade, tall ceilings in the common areas and leisure spread between the ground floor and the rooftop.
• Trivia: the complex was born with two addresses and two natures on the same block. The residential tower, with 102 units, is Iconyc Residences; next to it, the High Line tower — the name is also a New York borrowing — brings together 146 compact units of 60 to 92 m², delivered a year earlier, in December 2022, and part of the shared spaces is used by both. That’s why the same address appears on the market sometimes as a residence, sometimes as a serviced flat operated under a hospitality brand.

Architecture and aesthetics

The façade is the argument: brick cladding, full of references to New York industrial architecture converted into housing — a choice that stands apart from the mirrored glass of the neighbouring generation and that ages better. The lobby measures 195 m² with a 5.6-metre ceiling, and the leisure area spreads over two levels, ground floor and second floor, with the function room getting a double-height ceiling and an adjoining bar. The residential tower is a single tower, ground floor plus twenty-seven storeys, four apartments per floor, with a private hall and social lifts with biometric access. From the nineteenth floor up, the layout delivers on what the plot promised: a clear view over Parque Ibirapuerai. The credits for the common-area interiors and landscaping circulate in the market but are not confirmed by an independent source, and are therefore not attributed here.

Vila Clementino: the address

Vila Clementinoi is the neighbourhood São Paulo built around medicine and never stopped being residential: tree-lined streets, mid-rise buildings, corner shops and one of the country’s largest hospital and university complexes right there — the Escola Paulista de Medicina and Hospital São Paulo, Hospital Edmundo Vasconcelosi, AACD and the Hospital do Servidor Público Estadual. This stretch of Rua Loefgren sits between Avenida Onze de Junho and Rua Pedro de Toledo, a short walk from AACD-Servidor Stationi and Hospital São Paulo Stationi, on the lilac line, and a walk from Parque Ibirapuerai via Avenida Professor Ascendino Reis. It’s a rare address for mobility: metro nearby, 23 de Maio and Avenida Ibirapuera opening up both directions, and the park as a backyard.
