By Lavvi, with architecture by MCAA, landscaping by Benedito Abbud and interior design, décor and common areas by Elie Saab, Saffire Ibirapuera is the first property development by the Lebanese designer in Brazil. Anchored in Moema, it occupies an entire block, a few metres from Estação Moema, crowned by a green façade that dresses the complex like a piece of haute couture.

Architecture and aesthetics

MCAA had an entire block and used it to separate what is normally blended: two towers each with its own access, and each with its own size — 493 m² in one, 360 m² in the other — so that the two products do not share an entrance. There are only two residences per floor, with two lifts for each unit. The extra land is what sustains the rest of the programme: a tennis court of official dimensions, which only fits where there is space, and a ground floor that does not close itself off behind a wall — the street-facing shop gives back to the avenue the frontage the development occupies. Above, it is the green façade that ties the two towers into a single reading. Interiors, décor and common areas are by Elie Saab; the landscaping, by Benedito Abbud.

Moema: the address

Two names for the same address

The plot sits on the border between Moema and Indianópolis, and both names are legitimate. The postcode registers Indianópolis; the luxury market treats the address as Moema. This entry adopts the name in common use and keeps the other for whoever looks for it.

Number 394 Avenida Indianópolis sits on a stretch where Moema is still a mixed-use avenue — and that, in a neighbourhood whose residential blocks have almost no shops at street level, defines the street. Here the frontage still earns its keep: a new development opens a shop on the ground floor instead of turning its back on the road, and neighbourhood commerce coexists with high-end housing without one pushing out the other.
