History

From Seed Incorp, with architecture by Jorge Pessoa, Casa Jardim Ibirapuera brings together eight houses of contemporary aesthetics just four minutes from Parque Ibirapuera. The proposal revives a calmer pace of life, with nature present inside and outside each house, a haven anchored on the edge of the city’s most coveted park. Launched in 2022, the development reached its final construction phase in 2026; public sources disagree on the handover date and, for that reason, the year is not fixed here.

Architecture and aesthetics

Eight houses on a 2,000 m² plot, each with more than 520 m² of private area: the maths only works because the house, here, is vertical. Jorge Pessoa‘s project stacks the programme instead of spreading it out — the four parking spaces and support areas go down to the basement, the living room opens onto the level of the private garden and the roof becomes a rooftop, with an infinity-edge pool. Greenery appears twice on the same plan, below and above, and it is this doubling that sustains the idea of nature inside and outside the home without the plot needing to be large. The language is contemporary with straight lines, and the result is the privacy of a ground-floor house achieved in height — the typology that has always defined Planalto Paulista, rewritten in eight examples within a single plot.

Planalto Paulista: the address

Planalto Paulista is one of the few neighbourhoods in the South Zone that has remained a house neighbourhood. While Moema, right next door, verticalised almost entirely, here the height limit stayed low, the blocks wide and the streets tree-lined — and neighbourhood life continued to be lived on foot. Avenida Piassanguaba is the spine of this layout: it is through it that the neighbourhood is crossed from end to end, and it is on it that daily life happens, from the corner shop to the Friday street market, set up less than two hundred metres from the gate. What changes the nature of this address is what lies just outside it — Parque Ibirapuera a few minutes away, Shopping Ibirapuera and the offerings of Moema beyond, and the Line 5 – Lilac underground at the AACD-Servidor and Hospital São Paulo stations. Living in a house, with the city’s most sought-after park as a neighbour: it is an equation the South Zone practically no longer offers.
