History
From JHSF, launched at the end of 2007 and now well established, Fazenda Boa Vista is a highest-end country resort condominium in Porto Feliz, less than an hour from São Paulo. It covers about 12 million square metres, much of it native forest, lakes and woodland, with finished houses and plots for custom construction. Over the years, the address stopped being a single piece and became a complex built in phases: to the original farm, JHSF added the village phase Boa Vista Village, with apartments, villas and a Surf Club with a wave pool, and the very-low-density phase Boa Vista Estates, launched in 2026, with 7 million m² for just 250 families. The three coexist within the same perimeter at km 102,5.

Architecture and aesthetics
Fazenda Boa Vista does not have a façade: it has a policy. Since the plots are sold for custom construction, each owner arrives with their own architect, and what gives the complex its unity is not a single design but the layout — freestanding houses on large plots, spread across about twelve million square metres of native forest, lakes and woodland, with no blocks, no street alignment and no adjoining neighbours. The architectural signature that does exist, and is strong, lies in the amenities: the Hotel Fasano Boa Vista is by Isay Weinfeld — country architecture, horizontal and discreet — and it is what gives the place its public image. The two golf courses are authorial designs, by Arnold Palmer and Randall Thompson, and function as the development’s landscaping on a territorial scale. The condominium’s master plan, however, is not publicly documented and, for that reason, is not attributed here.

Porto Feliz: the address
Porto Feliz is not a neighbourhood: it is a municipality in the interior of São Paulo state, on the bank of the Tietê river, a little over a hundred kilometres west of the capital — and the farm sits at km 102,5 of the Rodovia Castello Branco, which covers the route in a little under an hour. The town has a name in the country’s history: it was called Araritaguaba, and it was from there, from the port on the Tietê, that the monções departed, the river expeditions that in the 18th century opened the route from São Paulo to Cuiabá. What the region is today was born of that same geography of river and forest: the Castello Branco axis became the capital’s country-house belt, with golf condominiums, equestrian centres and executive aviation an hour from the office. It is exactly the right distance — far enough for the country to be country, close enough to fit into a weekend that starts on Friday afternoon.
