History

Boa Vista Estates is the most recent chapter of the complex that JHSF opened in Porto Feliz in the late 2000s — the same perimeter as Fazenda Boa Vista, at km 102.5 of the Rodovia Castello Branco, less than an hour from São Paulo. Launched in March 2026, the Estates covers about 7 million square metres and was designed for just 250 families: scale, here, is the product. About 4 million of those square metres are reserved for internal roads, lakes, leisure areas and preserved native forest — more than half the territory that will never be built on.

  • Concept: country living taken to the extreme of low density — 7 million m² for 250 families, with double the free land per plot and nature treated as the main amenity.
  • Trivia: the masterplan is by architects Sig Bergamin and Murilo Lomas, with landscaping by Maria João d’Orey, and organises the development around a linear park that runs across the entire tract. Internal circulation is designed for bicycles and electric cars, and the condominium operates its own water and sewage systems.

Architecture and aesthetics

Like every country condominium in our portfolio, Boa Vista Estates does not impose a façade: the plots and estates go to custom construction, and what unifies the whole is the layout — standalone houses on plots of unusual proportions, spread across millions of square metres of forest, lakes and woods, with no blocks and no adjoining neighbours. The design signature lies in the master plan, by Sig Bergamin and Murilo Lomas, and in the landscaping by Maria João d’Orey, which ties the layout to the linear park that runs through the entire territory. It is the landscaping, not the architecture of the houses, that stitches the landscape together.

Porto Feliz: the address

Porto Feliz is the town in the São Paulo countryside, on the banks of the Rio Tietê, a little over a hundred kilometres west of the capital, that Fazenda Boa Vista turned into the state’s most valuable country address. The farm sits at km 102.5 of the Rodovia Castello Branco, which makes the trip in a little under an hour, and around it grew the capital’s country-house belt — golf condominiums, equestrian centres and executive aviation an hour from the office. A few kilometres away, at km 105, Cyrela planted Heritage Riviera: the region is now a cluster of extremely high-end rural real estate, and Boa Vista Estates is JHSF’s bet on taking that same scale to the limit of low density.
