Signed by Eveni and designed by Königsberger Vannucchii, with interiors by Dado Castelo Brancoi, Acervo Pinheiros translates into its name the attunement with the neighbourhood’s cultural surroundings. Eveni, the developer, itself sums it up as a rare and exclusive space, surrounded by art, design and exhibitions, a creative harbour in the heart of Pinheirosi.

Architecture and aesthetics

The design approach of Königsberger Vannucchii is one of concentration: a single tower of twenty-four floors, two apartments per floor, resting on a 4,483 m² plot. Everything that rises in height is spared on the ground — and it is that spared ground that becomes garden, not podium. The skin is a textured render with ceramic details, a matte surface that gives the volume relief without resorting to shine, and the social entrance is made through a pivoting door. The ground-floor landscaping, with its reflecting pool, is by EKF Associadosi; the interiors carry the signature of Dado Castelo Brancoi.

Pinheiros: the address

Pinheirosi took shape on narrow lots and short blocks — that is how it became São Paulo’s most walkable neighbourhood, and why a large plot here is an exception. Rua Simão Álvares runs through the residential core between Rua Teodoro Sampaio and the Faria Limai axis: close enough that the Fradique Coutinho and Teodoro Sampaio street markets, the galleries, the antique shops and the cafés are all reachable on foot; far enough that the bustle of Largo da Batatai does not climb the street. The metro serves the block from both sides, with Faria Limai and Fradique Coutinhoi stations at almost identical distances, and Instituto Tomie Ohtakei and Shopping Eldoradoi close off the short radius of culture and services. This is the part of Pinheiros where people still live — in a neighbourhood whose edge offices have been occupying for two decades.
