Vanguarda Jardins

History

Vanguarda Jardins occupies a 1,500 m² plot on Rua José Maria Lisboa, in the block enclosed by Rua Batataes, Alameda Campinasi and Alameda Joaquim Eugênio de Lima. It is an unusually large plot for the street, which took shape in the 1950s and 1960s with small buildings bearing their own names — Araçari, Esther, Ivone, Maria Estella, Paola, Rio Araguaia — almost all on plots of three hundred to five hundred square metres. Vanguarda belongs to the following generation, the one that brought to the neighbourhood the three-suite floor plan with four parking spaces and a complete leisure area. The development and the authorship of the project are not publicly documented and, for that reason, are not attributed here.

Architecture and aesthetics

A single tower, set back from the building line, with the leisure area resolved on the ground floor and in the garden that the 1,500 m² plot made it possible to preserve. The standard floor plan has a circular layout: a two-room living area with an extended balcony, three suites — the master with its own closet and balcony —, a guest toilet, a social bathroom, a large kitchen and full staff quarters. It totals 162 to 163 m² in which no bedroom is a pass-through, which explains why the product has remained in the neighbourhood’s favour almost two decades on.

Jardim Paulista: the address

Jardim Paulistai is the neighbourhood where São Paulo learned to live well and never unlearned it. Rua José Maria Lisboa cuts through the residential heart towards Avenida Paulistai, between Alameda Campinasi and Alameda Joaquim Eugênio de Lima — a grid of tree-lined streets, corner shops and schools that took shape decades ago and has practically no more land left to develop. From there it’s a short walk to Paulista and to Parque Tenente Siqueira Campos, and minutes to the shop windows and tables of Rua Oscar Freirei and the Jardinsi.
