History
São João Del Rey was built in 1993 by Construtora Adolpho Lindenberg, on Alameda Itu, in the stretch of Jardim Paulista that borders Jardim América and Avenida Paulista. It is a product of a specific vintage in the neighbourhood: buildings from the late 1980s and early 1990s that still delivered generous floor areas and one apartment per floor, but already came with the leisure package that the older buildings of the Jardins lack — a heated pool, sports court, gym. The building was set back from the street, with a garden between the pavement and the façade, and the units, refurbished over the last three decades, have kept the address in permanent circulation in the ultra-high-end market.
- Concept: one apartment per floor in floor areas of 224 to 240 m², with the full leisure package of a newer condominium, within the residential heart of the Jardins.
- Curiosities: the building’s penthouse is a 455 m² duplex with a private rooftop pool and 360-degree views — its north face looking towards Parque Trianon and Parque Mário Covas, with Colégio Dante Alighieri and MASP in view. It is the unit that defines the building’s reputation.
Architecture and aesthetics
A single tower, nineteen storeys in the municipal register, one apartment per floor. The setback from Alameda Itu is the gesture that defines the building: instead of pushing the building’s body to the boundary, as almost all the block’s neighbours do, São João Del Rey opened a garden between the street and the façade and gained quiet and sunlight for the lower units. With only one unit per floor, the apartment occupies the whole slab and shares a wall with no one — the floor plans in circulation show a living area for several settings with balcony, fireplace and TV room, a private area with three to four en-suites and a service area with full staff quarters. The authorship of the architectural design is not publicly documented and, for that reason, is not attributed here.

Jardim Paulista: the address
Alameda Itu crosses Jardim Paulista in the stretch where the neighbourhood stops being a showcase and goes back to being home. It is the band between Rua Augusta and the heart of the alamedas — Alameda Casa Branca, Alameda Franca, Alameda Jaú — a grid of leafy streets, short blocks and low buildings that the Jardins have kept almost frozen for decades, because there is no land left to develop. The block is that of Colégio Dante Alighieri, and a few minutes’ walk reaches Parque Trianon, Parque Mário Covas, MASP and Avenida Paulista, with the metro and the shopping centres it gathers. In the other direction, the same distance leads to the tables, galleries and shop windows of Rua Oscar Freire and Rua Haddock Lobo. It is an address that settles school, park, shops and metro without anyone needing to get in a car.
