History
The Jade was born of a plot problem. Constrac bought a rectangular, narrow 900 m² plot in an already consolidated part of Jardim Paulista, and handed the project to FGMF — the practice of Fernando Forte, Lourenço Gimenes and Rodrigo Marcondes Ferraz. The design began in 2014 and construction was completed in 2018, with Constrac itself handling both development and construction. What came of it were 4,200 m² built, spread over just thirteen apartments, one per floor, with the duplex penthouse on top — an extremely low density for the standard of the street. The building was published in the Brazilian and international architecture press, including Revista PROJETO and ArchDaily, and the developer records the development as 100% sold.
- Concept: one apartment per floor on a 900 m² plot, with the deep balcony treated as a room — not as a mere balcony — and the façade resolved in glass to give the apartment back the view the mandatory setback took away.
- Curiosities: the ground-floor lobby has an artistic panel by Fábio Flaks, and the list of designers is unusual for a thirteen-unit building — lighting by ARQLUZ, structure and foundations by Alleoni Engenharia, landscaping by Alex Hanazaki and interiors by Márcia Kalil. Every unit, including the penthouse, has its own basement storage room.
- Not to be confused with: this is the Jade in Jardim Paulista — a vertical tower by Constrac, designed by FGMF. There is a second building with the same name, Jade Campo Belo, a horizontal gated community of houses in a ZER-1 zone in Campo Belo, with no documented developer: they are homonyms, with no relation to each other — different neighbourhood, typology and origin.
Architecture and aesthetics
The siting was dictated by the setbacks: on a narrow plot, FGMF pushed the volume to the possible limit and gave the resident back area in height, with very deep balconies facing the main front and south. Concrete is the dominant material; glass, extended across the two façades that face the city, gives the apartment a permanent view over the treetops of Jardins without giving up environmental comfort. On the ground floor, Alex Hanazaki‘s garden and the leisure area stitch the foot of the building to the street. The common areas’ interiors are by Márcia Kalil.
