History
Franca 1055 is developed and built by RFM, with architecture and interiors by Studio Arthur Casas. What defines the development before any design decision is the size of the plot: 3,526.10 m² on a consolidated residential street, area enough for two towers and a leisure programme that normally only fits in a neighbourhood of large blocks. The developer translated that room to spare into amenities — more than 300 m² dedicated to the gym, a spa signed by Water Design and a covered clay tennis court —, betting that the competitive edge in Jardins no longer lies in private floor area, but in what the condominium can offer without the resident having to leave it. Construction is at the foundation stage; the developer does not publish a delivery date, and the year is not fixed here while construction is not concluded.

Architecture and aesthetics
Arthur Casas‘s approach is the usual one in high-end residential work: contemporary without stylistic quotation, with the materiality doing the work ornamentation would do in another school. Here the coherence is reinforced by architecture and interiors coming off the same drawing board — the transition between the common area and the unit does not change vocabulary. On the façade, the greenery is design: the façade landscaping is by Cardim Arquitetura, while the common areas are handled by Rodrigo Oliveira. The layout in two towers on a 3,526 m² plot opens up the heart of the lot for this base instead of compressing it, and it is what allows the court, gym and spa to be housed without stacking them.

Alameda Franca crosses Jardins end to end and changes character along the way: commercial and busy in the lower stretch, decidedly residential in the upper one, which is where 1055 sits — near Rua Estados Unidos and the border with Jardim América. It is the stretch of the alameda where houses, low walls and mature trees still remain, and where Jardim Paulista behaves like a neighbourhood for living rather than a shopping destination. Convenience is a few blocks away — Rua Oscar Freire and Rua Haddock Lobo cross the alameda just below, Hotel Fasano is on the neighbouring block —, but the street itself is quiet.
