History

Appia is the work of SKR, a São Paulo family developer founded in 1985 and known for the concept it named “Arquitetura Viva” (“Living Architecture”). Delivered in 2010, it has an architectural design by Pablo Slemenson, interiors by Ricardo Miura and Carla Yasuda, and landscaping by Marcelo Novaes — the same authorial pair behind other addresses by the same developer and in the same neighbourhood. The name comes from the Via Appia, the Roman road, and the coherence carries through to the internal naming: the building’s four unit types are called Mobili, Giardino, Doppio and Città.

  • Concept: one apartment per floor in a tower on a 1,075 m² plot. The entire built area — 9,651 m² — was staked on a few large units, with no compact typology to dilute the development’s arithmetic.
  • Trivia: the building’s arithmetic tells the story on its own. There are 22 units spread over 25 storeys with one per floor: nineteen follow the standard floor plan, and the remaining three occupy two storeys each. The building was also born with access to the lifts by personal code and biometrics — in 2010, an exceptional feature for São Paulo residential buildings.

Architecture and aesthetics

A single vertical tower, 84.5 metres of architectural height and a structure entirely in concrete, on a plot of just over a thousand square metres. The layout is the direct response to the site: with no width to spread across, Pablo Slemenson‘s design goes up. With a single unit per floor, the plan occupies the entire slab and opens onto more than one face, and the lift delivers straight into the family’s own hall. The garden is by Marcelo Novaes and the interiors of the common areas and show units are by Ricardo Miura and Carla Yasuda. The infrastructure was treated as part of the design rather than as an add-on: air conditioning, central vacuum, central heating, automated lighting in the common areas, individual metering of water, electricity and gas, and communication and IT networks built in from construction.

Jardim Paulista: the address

Jardim Paulista has two halves, and this is the more discreet one. While the neighbourhood’s fame concentrates along the Rua Oscar Freire axis, the initial stretch of Alameda Lorena — the one starting at Avenida Brigadeiro Luís Antônio and crossing Alameda Joaquim Eugênio de Lima and Rua Guarará — is residential, leafy and free of storefronts. Avenida Paulista is less than a kilometre away on foot, with Brigadeiro station, Trianon park and Shopping Pátio Paulista at the top of the climb; the Jardins lie on the other side, in the opposite direction. It is one of the few addresses in the city that offer both things at once — Paulista within walking distance and a quiet street at the door — and the block has been settled for decades, with no vacant plot left to develop.
