St. Louis Jardim Europa

History

By Construtora São Joséi, with architecture by William Simonatoi, common-area decoration by Bick & Simonatoi and landscaping by Luciana Moraesi, St. Louis belongs to the builder’s “St.” line, in Jardim Europai, near Parque do Povoi (300 m) and Clube Pinheirosi (650 m). It is the “compact” of the line, with smaller units and complete leisure facilities.

• Not to be confused with: this is the St. Louis in Jardim Europai, on Rua Franz Schubert — one of the buildings in Construtora São Joséi‘s “St.” line, a neighbourhood sibling of St. Patricki. There is a second building with a similar name, Saint Louis Moemai, on Avenida Juriti, in Moemai, delivered in 2002 with no documented builder: they are homonyms, with no relation to each other.

Architecture and aesthetics

Contemporary and high-end, the building is, above all, an exercise in compression: William Simonatoi had to fit 48 units and a complete leisure programme onto a plot of just 1,023 m². The design decisions show up in the choices made for the common areas — the wet sauna does not get its own room, it is integrated into the pool; the lane is 20 metres, not the 25 of the larger-sized neighbours; the laundry is shared, an item that hardly ever appears in the neighbourhood’s large-layout buildings and that here resolves, outside the flat, what the private floor area cannot accommodate; and each unit gets a private storage unit, which gives back outside it the storage that the layout lacks inside. Jardim Europa: the address

Two names for the same address

The plot sits on the border between Jardim Europa and Jardim Paulistano, and both names are legitimate. The postcode registers Jardim Paulistano; the high-end market treats the address as Jardim Europa. This entry adopts the name in common use and keeps the other for anyone searching for it.

The address is Jardim Europai by postcode and by footstep — 205 metres to Parque do Povoi, 182 to the edge of Parque Bruno Covasi, 235 to Cidade Jardim Stationi — but with an inversion worth naming. In a neighbourhood that the Companhia City designed for houses and large plots, and where the neighbours on the same street work with layouts of 500 to 900 m², this building offers 66 to 122: it is a scale exception within a stretch that only knows the large. The trade-off is declared — smaller size, identical position. It carries the same southern tip of the neighbourhood, over the old Pinheiros floodplain, with the two parks in opposite directions and the railway a few minutes’ walk away; and, instead of the complete reliance that the neighbourhood’s standard presupposes, the common area that the building built to replace it.
