History

Saint Louis stands on Avenida Juriti, the street that gives its name to one of the most residential stretches of the affluent half of Moema — the one with streets named after birds, bordering Vila Nova Conceição. It was completed in 2002, on a 1,400 m² plot, in a period when Moema was leaving behind its mid-rise buildings and starting to receive towers with one flat per floor. The building shares the avenue with Colégio Nossa Senhora do Sagrado Coração, an institution that occupies an entire block of the same street and anchors the family profile of those who live here. The firm responsible for the construction is not documented in a source that withstands scrutiny and, for that reason, is not credited here.

  • Concept: one flat per floor and a private hall in a school neighbourhood — privacy resolved by the layout, in a block the family can cross on foot.
  • Curiosities: the building presents itself in a neoclassical style, rather than the modernist style that dominated Moema over the following two decades. It is a façade choice the neighbourhood’s market records as its own category — and one that has aged better than the glass-clad crop that came after.
  • Not to be confused with: this is the Saint Louis on Avenida Juriti, in Moema, delivered in 2002, with no documented builder. There is a second building with a similar name, St. Louis Jardim Europa, on Rua Franz Schubert, in Jardim Europa — that one built by Construtora São José, part of the house’s “St.” line: they are homonyms, with no relation to each other.

Architecture and aesthetics

A single tower, one flat per floor, neoclassical treatment on the façade. Sitting on a 1,400 m² plot allowed for a generous setback and a ground floor with a garden, without the tower needing to be pushed up against the boundary. Because there is only one unit per floor, the lift opens directly onto each family’s private hall and the layout can occupy the entire slab, with no shared wall with a neighbour nor a ventilation shaft in the middle — an arrangement that explains why the 221 m² here yields more than the same size in a two-flats-per-floor building. The architectural credit is not publicly documented and, for that reason, is not attributed here.

Moema: the address

Two names for the same address

The plot sits on the border between Moema and Vila Uberabinha, and both names are legitimate. The postcode registers Vila Uberabinha; the luxury market treats the address as Moema. This entry adopts the name in common use and keeps the other for whoever looks for it.

Moema is divided, in the vocabulary of those who live there, between dos Pássaros and dos Índios — the two sets of streets separated by Avenida Ibirapuera. The dos Pássaros half, where Avenida Juriti sits, is the most residential and the most expensive: it borders Vila Nova Conceição, has the larger buildings, and concentrates the neighbourhood’s service offering. Parque Ibirapuera is a few minutes away, and with it the cultural calendar no other neighbourhood in São Paulo has on its doorstep; Shopping Ibirapuera and Clube Monte Líbano take care of daily life; Estação Moema and Avenida Santo Amaro take care of getting out. It is a neighbourhood of quiet, tree-lined streets, with good schools within walking distance and night-time activity concentrated in specific spots — and it is exactly this combination of residential quiet with centrality that keeps it expensive without depending on new launches.
