History

Hype Gabriel was born from a counterintuitive bet: to build a house — a real house, with stairs, a lift and its own roof — on the most vertical address in São Paulo’s design scene. The development is by Hype Empreendimentos in partnership with Citycon Engenharia, which also built it, and the architectural design is by Roberto Migotto, a well-known name in São Paulo’s high end. It totalled 900 m² of land split into three residences, delivered in 2025. On a block where almost every plot became a showroom or a tower, the development went the opposite way and gave Gabriel Monteiro da Silva back the housing type Jardim América had before it became a showcase.

  • Concept: the privacy of a house with the operations of a condominium — three units, an armoured guardhouse, a generator for 100% of the complex and no neighbours sharing a floor.
  • Trivia: each house is resolved vertically, in four storeys served by a private lift, and ends in its own rooftop with pool, solarium and gourmet space. It’s the floor plan of an ultra-high-end flat unrolled upward — with no shared lobby and no assembly of 60 families.

Architecture and aesthetics

A contemporary, sober language of straight volumes and generous window frames: Roberto Migotto‘s signature shows less in ornament and more in the amount of natural light the layout admits. The three houses are identical in concept and independent in operation — each with its own lift, its own four storeys and its own rooftop. The complex is organised around a central plaza, which plays the role of the shared garden without becoming a mandatory communal area, and security was treated as design, not as an accessory: the guardhouse is armoured and the security design is by Haganá. Jardim América: the address

Jardim América is São Paulo’s first garden suburb and remains the standard by which the others are measured: blocks laid out at the start of the twentieth century, mature trees, a low height limit and a land-use law that has held back verticalisation where other neighbourhoods gave in. Alameda Gabriel Monteiro da Silva is its public exception — over five decades, the street became the country’s best-known decoration and architecture corridor, with furniture, cabinetry and finishing showrooms occupying almost its entire frontage. Living on it means having, on foot, the whole national repertoire of finishes, and, a few minutes’ drive away, Avenida Brigadeiro Faria Lima, the Jardins and Parque do Ibirapuera.
