By Yunyi, with architecture by Aflalo Gasperinii, 177 Jerônimo is a launch on Rua Jerônimo da Veiga, on the border of Itaimi and Jardim Europai, a few steps from Parque do Povoi, Shopping JK Iguatemii and Faria Limai. The project brings together a rare range of unit types, from studio to duplex — from the 43 m² boutique apartment to the 182 m² duplex, in a single building.

Architecture and aesthetics

Aflalo Gasperinii‘s design decision begins outside the plot: the ground floor has an active façade, open to street-level shops rather than closed off by a blank wall, and the Doutor Leopoldo side street, between this address and its neighbour 155 Jerônimo, was treated as a boulevard — widened pavement, street furniture and the logic of those on foot. In the units the concept is air and light: broad window frames and brise-soleils on the terrace let ventilation cross the living room, blackout blinds sit flush-fitted, and automatically irrigated planters bring greenery to the façade. The leisure area rises to the sixth floor, above street level. Interiors of the common areas by Quintino Faccii, with contemporary Brazilian art curated by Felipe Hegg, and landscaping by Tagüi.

Two names for the same address

The plot sits on the border between Itaim Bibi and Jardim Europa, and both names are legitimate. The postcode records Jardim Europa; the high-end market treats the address as Itaim Bibi, as does Yuny. This entry adopts the name in common use and keeps the other for those searching by it.

Rua Jerônimo da Veiga is one of three streets that form the culinary axis of Itaim Bibii, alongside Bandeira Paulista and Joaquim Floriano — and number 177 sits in the stretch where it has already lost the noise of the avenues and borders Jardim Europai, with its wide blocks and low occupancy. It is a walkable address: Parque do Povoi and Iguatemii are less than a kilometre away, Faria Limai and its offices are a few minutes’ walk, and Cidade Jardim Stationi on Line 9 – Emerald links the address to the riverside without depending on a car. What is rare about Itaim was never the avenue — it is the tree-lined side street two blocks from it, and that is where this address stands.
