History

Family House Jockey is born of a simple premise, uncommon in São Paulo’s high end: instead of going up, staying on the ground. FFi, with FCL developing and Gattaz Engenharia building, put together a gated condominium of seven residences in a strictly residential neighbourhood where the law, in any case, would not allow a tower to be built — and turned the limitation into a design approach. The development memorandum was registered in November 2023, and construction has been under way ever since.

The name comes from the long-standing neighbour: the Jockey Club de São Paulo and Cidade Jardim are right there, and it is towards that side that the street slopes down. Avenida Cidade Jardim and Avenida Brigadeiro Faria Lima handle the connection to the rest of the city.

Architecture and aesthetics

The design is by Ide Arquitetura, under the coordination of architect Henrique Mélega, and starts from a reading the practice states outright: architecture as the built record of a time and a way of living. In practice, that translates into natural light as a structuring element — present strongly throughout the project — and into floor plans of wide, adaptable spaces, configurable according to each family’s use, from entertainment to a children’s area. The landscaping is by Ingrid Fischer Paisagismo, which describes its own role here as humanising and harmonising the complex, bringing green volumes of varied textures to turn the condominium into a refuge.

Jardim Everest: the address

Jardim Everest is one of those neighbourhoods almost no one can name and everyone has already driven through: a handful of short streets — Diogo de Aros, Gália, Carlos Ferreira, Raulino de Oliveira — tucked between Avenida Professor Francisco Morato, Avenida Lopes de Azevedo, Cidade Jardim and Jardim Guedala. It is house territory, not tower territory: plots from five hundred to two thousand square metres, mature tree cover and ZER-1 zoning, exclusively residential, which rules out retail and towers.

That is why the market usually sells it under the neighbour’s name, and this development is no exception — the developer’s material writes “Cidade Jardim,” which is the neighbourhood on the other side of the avenue and the address of the Jockey Club de São Paulo. The honesty of the address takes nothing away from it: whoever buys here buys the same thing they would buy there, with an even quieter layout and the lush greenery the developer cites and which is, in fact, the trait of the place. The trade-off is the usual one in a ZER: nothing gets resolved on foot beyond walking. Everything — school, supermarket, restaurant — is on the other side of an avenue, and life here is by car.
