History
The Ideal Alto da Lapa is the work of Even, which signed both the development and the construction, with architectural design by Königsberger Vannucchi — the same pair responsible for much of the developer’s ultra-high-end portfolio in the west side of the city. The plot is the building’s history: the 2007 municipal aerial survey shows, on the exact site of the tower, twenty-six low-rise structures between three and twelve metres tall — the block of houses that Alto da Lapa kept intact for decades. Construction was finished in November 2012 and Even published the delivery photos in December of the same year. The landscaping is by EKF Arquitetura de Exteriores and the interior design of the common areas by Débora Aguiar.
- Concept: a corner plot of 3,850 m² bought whole to trade a block of houses for a single tower with club-style leisure — the formula Even applied in Alto da Lapa and that the neighbourhood absorbed without losing its street-level shops.
- Curiosities: the plot area declared by the developer, 3,849.90 m², matches to the decimetre the fiscal lot registered by the municipality, 3,850 m² — a rare coincidence, and documentary proof that the development occupies the entire lot, with no remainder. The building is a genuine corner property: Even always advertised it as “Rua Filipinas × Rua Mário Whately”.
Architecture and aesthetics
A single tower over a base that houses the leisure programme, set on a corner plot with frontage onto two streets. The design is by Königsberger Vannucchi, a practice that works the residential São Paulo façade through the composition of solids and voids and treats balconies as a cut into the volume, not an applied feature. The standard floor plans start at 180 m² and reach 190 m², with an option for an enlarged living room, and the building is crowned by two families of duplex penthouses. The landscaping of the common areas is by EKF Arquitetura de Exteriores; the show flats at delivery were decorated by Débora Aguiar.

Alto da Lapa: the address
Alto da Lapa is the neighbourhood that the west side kept to itself: a residential subdivision of wide, tree-lined streets, set on the hill that separates industrial Lapa from the Tietê floodplain, with houses that resisted vertical development longer than in any other neighbourhood of equivalent income. Rua Mário Whately runs through the core of this fabric, a few minutes from Parque Villa-Lobos and Shopping Villa-Lobos, with bakery, school and corner shops all within walking distance. It is an address that trades the shop windows of Jardins for space and quiet, and that reaches the rest of the city via Marginal Pinheiros and Avenida Pompeia without depending on a single route. Vertical development arrived late and arrived on point — one plot at a time, whenever a whole block of houses agreed to sell together.
