Six uninterrupted decades in São Paulo, from major logistics structures to high-end residential — a firm that builds to keep: much of what it has raised remains in its own holdings, including a listed Art Nouveau little castle on Brigadeiro.
Who it is
Companhia Mofarrej de Empreendimentos is a São Paulo holding company and developer in uninterrupted operation since 1966, based on Avenida Brigadeiro Faria Lima, in Itaim Bibi. It is a family business — the Mofarrej and Hannud surnames hold the chairmanship and the board — and its history tracks that of São Paulo across two very different eras: first, the development of major logistics structures that shaped vital corridors of the state; later, contemporary high-end activity in the capital’s most valuable neighbourhoods.
The most important difference between Mofarrej and an ordinary developer lies in what happens after construction. The firm defines itself as an asset manager, not just a builder: it manages its own portfolio of São Paulo properties, and many of the buildings it puts its name to — commercial and corporate — remain with it, leased out, rather than sold. It is a company that builds to stay.
Product vision
- Positioning: four complementary fronts — real-estate development (residentials the firm calls “Home Resort” and luxury commercial buildings), management of its own portfolio, reforestation and environmental protection, and historic preservation. Its addresses are concentrated in Vila Mariana, Vila Romana, Vila Leopoldina, Bela Vista, Consolação, Morumbi and the Faria Lima–Brigadeiro axis.
- Differentiators: large plots and club-style leisure amenities in its residential work — the firm’s “Home Resort” standard depends on a plot large enough to set the towers back and free up the middle of the block, the opposite of a single tower squeezed against the boundary. And a differentiator almost no Brazilian developer has: restoration of listed heritage. The company fully restored the Castelinho da Brigadeiro (Villa Luisa), an Art Nouveau house from 1910 on Avenida Brigadeiro Luís Antônio, which remains under its care.

- Paradiso Vila Romana, in Vila Romana — 3 towers of 28 floors on a 12,765 m² condominium plot, 168 units, with a tennis court and a covered lap pool. Delivered in 2006; fully sold.
- In its own portfolio, outside the archive’s scope: the Complexo Hassib Mofarrej, in Bela Vista (25,046 m², two towers); the Edifício Ouro Negro, in Consolação; the Castelinho da Brigadeiro, a listed heritage property; and the residential IB Ibirapuera Boulevard, in Vila Mariana — three towers of 27 floors across 61,818 m².
