Maison Saint Valery

In Moema, in the quadrant of bird-named alamedas, a single tower from the early 1990s with floor plans the neighbourhood has practically stopped producing: 290 m² in the standard unit and duplex penthouses of around six hundred square metres.

History

Maison Saint Valery belongs to the crop of large-footage residential towers Moema received in the early 1990s, when the neighbourhood still had deep plots and the law still allowed one unit per slab with four bedrooms and a full staff area. It is a generation of buildings that has aged well precisely because it was born wide: today’s floor plans, on the same block, come out at half the size with twice the units per floor. The authorship of the project and the name of the builder are not documented in a public source and, for that reason, are not attributed here.

  • Concept: generous floor area and low density in a stretch of Moema that verticalised early — the whole building is an argument for private area.
  • Curiosities: the duplex penthouse opens with an eight-metre ceiling height in the social area, and the terrace carries a pool, garden and barbecue area — a suspended house, in practice. The address is also often mixed up in registries: Alameda dos Arapanés sits in the quadrant the market calls Moema Pássaros, not the one with indigenous-named alamedas, where the building is sometimes mistakenly sent.

Architecture and aesthetics

A single tower, set back from the street, with a façade that does not compete for the street’s attention: the aesthetic of this crop is discreet, and the value lies inside. What defines the building is the floor plan — few units, rooms arranged in a line and wide circulation spaces, with an independent service entrance and a private area separated from the social one, an arrangement the neighbourhood’s high end abandoned when floor areas shrank. At the top, the duplex breaks the rule of the rest of the building: two floors, an eight-metre ceiling height in the living room and its own outdoor area.

Moema: the address

Moema is the neighbourhood São Paulo chose to live in without giving up walking. The tree-lined alamedas run between Avenida Ibirapuera and Avenida República do Líbano, opening onto Parque Ibirapuera on one side and the densest street-level retail in the southern zone on the other — bakery, market, restaurant and gym on the same block. The metro stitches the neighbourhood together via Line 5–Lilac, and access to Faria Lima, Berrini and Congonhas Airport takes minutes. It is an address that combines two rare things at once: a genuinely residential street and full service at the door.
